How we work on hip-to-gable loft conversion drawings
Nine steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

The Enfield housing stock behind these enquiries
Roughly 61.2 per cent of Enfield households live in a house or bungalow, and 52.4 per cent own their home. Houses and owner-occupiers dominate, which is the combination that produces loft enquiries.
The council's data in our research does not include a named residential roofs guide, so we do not quote one. Instead we rely on the general design tests used across London, and on the houses along your street, which we show in the existing elevation. If the council cites its own document in a pre-application reply, we draw to it.

Loft enlargement in section: the permitted development limits
A dormer on the rear slope, with the limits that decide whether it needs planning permission.
- A · Extra roof volume allowed
- 40 m³ (terrace house) / 50 m³ (any other house) additional roof volume
- B · Set-back from the eaves
- Original eaves maintained; enlargement set at least 0.2 m from the eaves measured up the roof slope, so far as practicable (not required for hip-to-gable or roofs joining a rear/side extension)
- C · Height limit
- No part higher than the highest part of the existing roof
Enfield's Article 4 and heritage picture
Enfield publishes 24 conservation areas and 33 mapped Article 4 direction areas. Historic England lists 301 entries inside the borough and records 22 places on its Heritage at Risk Register.
Article 4 areas matter because a direction can remove rights that look secure, including some roof rights, and the map is detailed. Class B is lost inside a conservation area in any case: Class B roof enlargements are not permitted development on article 2(3) land. We overlay your address on all of it before quoting.
Permitted development in Enfield, tested properly
For houses outside designations the right is often open. One helpful carve-out applies to this work: Eaves-retention and 0.2 m set-back conditions do not apply to a hip-to-gable enlargement. That makes the flank hip the right place to build.
The limit that bites is volume: 40 m³ (terrace house) / 50 m³ (any other house) additional roof volume. A Lawful Development Certificate in Enfield records the conclusion, and the council handled 636 certificate applications in its latest return.
How Enfield decides householder cases
The council decided 934 householder applications in its latest year, granted 83.4 per cent and decided 92.4 per cent within eight weeks or an agreed extension. Those figures describe all household work and give an idea of timing.
Where permitted development is not open, the application is a householder submission, and our planning drawings in Enfield set is made for it. The prior approval route for larger rear extensions is busy here: 35 granted and 27 refused in the latest return, so pairing a gable with a deep extension is a realistic plan, drawn together in house extension drawings in Enfield.
Stairs, fire and the rear dormer question
Many owners ask for a rear dormer alongside the gable, because the two together make a full-width room. We draw them as one roof so the volume sums sit in one place; see dormer loft conversion drawings in Enfield.
The stair rule is: Loft conversions where 2.0 m cannot be achieved: 1.9 m at the centre of the stair, 1.8 m at the side (half width). We prove it on the section before the roof is fixed, and the fire route follows from the stair position.
Planning the loft around the stair
Before the roof shape is settled we ask where the stair will land. In an Enfield semi the existing flight usually rises along the party wall, and the loft stair has to sit above it for the space below to stay usable. That usually points to the side where the hip is being removed, because the new gable gives full height exactly where the stair wants it.
We draw two or three stair positions on the section, with the head height marked at each step, and you choose. The choice then sets the position of the dormer window, the new bedroom door and the bathroom beyond. A decision made in drawings costs nothing; the same decision made on site costs a good deal.
Neighbours, boundaries and the roof next door
Enfield semis share a ridge with the house beside them, so a gable at the flank often meets the neighbour's roof at the boundary. That junction decides how the new wall is flashed, whether the neighbour's eaves are affected and whether the Party Wall etc. Act applies. We draw the junction as a detail rather than leaving it to the builder.
It also helps to speak to the neighbour before the notice arrives. A set of elevations showing exactly what changes, and nothing that touches their roof beyond the line of the party wall, usually makes that conversation easier than a verbal description would.
We cannot promise a neighbour's agreement, and the Act does not require it, but a clear set of drawings tends to shorten the process.
Survey, checks and next step
Our survey fixes eaves, ridge and party wall on one datum with the floors below and records earlier roof work. You see the scheme in plan and 3D, choose in writing, and a second chartered technologist checks each sheet. A party wall notice is normally needed where the new gable meets a neighbour's wall.
The fee is fixed after the free check, VAT included, with no published price for this service. More on the borough is under architectural drawings in Enfield, and on the service at hip-to-gable loft conversion drawings.
