Hip-to-gable loft conversion drawings in Ealing
Ealing is blunt about gables: where a hip-to-gable needs planning permission on a semi-detached or terraced house, the council's guidance says it will normally be refused. Our hip-to-gable loft conversion drawings in Ealing are therefore built around the permitted development route, prepared by MCIAT chartered architectural technologists for a fixed quote after a free constraints check.

How we work on hip-to-gable loft conversion drawings
Nine steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

What Ealing's residential extensions guide says about gables
The council's SPD 4 - Residential extensions sets the line. Where planning permission is needed, hip-to-gable conversions on semi-detached or terraced houses will normally be refused, because they unbalance the pair or the terrace. The guide sits under the Ealing Local Plan: Development (or Core) Strategy DPD (2012), with Development Sites DPD and Development Management DPD (December 2013), adopted in 2,012.
That sentence changes how we advise. In most boroughs a gable can be argued on its design merits at householder stage. In Ealing, for a semi or a terrace, the argument is hard to win, so the plan is to qualify for the national right and prove it with a certificate. A detached house is a different matter, because there is no pair to unbalance.
We therefore measure first and design second. If the house cannot meet the permitted development conditions, we tell you before any drawing fee is committed, and suggest alternatives such as a rear dormer, covered in our dormer loft conversion drawings in Ealing.

Loft enlargement in section: the permitted development limits
A dormer on the rear slope, with the limits that decide whether it needs planning permission.
- A · Extra roof volume allowed
- 40 m³ (terrace house) / 50 m³ (any other house) additional roof volume
- B · Set-back from the eaves
- Original eaves maintained; enlargement set at least 0.2 m from the eaves measured up the roof slope, so far as practicable (not required for hip-to-gable or roofs joining a rear/side extension)
- C · Height limit
- No part higher than the highest part of the existing roof
The permitted development test, step by step
Class B is the national right, and in Ealing it is the realistic route. Its conditions include this one: 40 m³ (terrace house) / 50 m³ (any other house) additional roof volume. Earlier roof work counts against the allowance, so we check the loft for old dormers or extensions.
The front slope matters just as much. The order says: No enlargement beyond the plane of a roof slope that forms the principal elevation and fronts a highway. On a semi with a hip facing the road, a gable on the front would fall outside permitted development under the same rule, and we say so in plain terms.
The helpful point is that Eaves-retention and 0.2 m set-back conditions do not apply to a hip-to-gable enlargement. That makes the side hip the natural place to work.
Heritage and Article 4 in Ealing
Conservation land ends the permitted development route for roof enlargements. Ealing publishes 31 conservation areas, and Historic England lists 309 entries within the borough. That is why the address check comes first.
If the house is outside them, the certificate is the document to aim for. A Lawful Development Certificate in Ealing is the written confirmation, and the council handled 754 certificate applications in its latest return, a heavy caseload. If it falls inside one, the work needs planning drawings in Ealing.
Householder performance in Ealing
Ealing decided 946 householder applications in its latest year, granted 87.2 per cent and decided 95.3 per cent in time. Those are strong figures, and they show a council that works through household cases steadily. They do not soften its published attitude to gables, because the figures cover every kind of household work.
Larger home extension prior approvals tell the opposite story. In the same return the council granted 18 and refused 70. If a deep rear extension is part of the plan, it deserves its own careful look; see house extension drawings in Ealing.
Who is asking in Ealing
Around 50.3 per cent of households live in a house or bungalow, and 46.2 per cent are owner-occupiers. That is a large stock of houses, many of them semis and terraces.
Whatever the house type, the drawings are the same sheets: existing and proposed plans, a roof plan, elevations and a section through the stair. The stair has its own limit: Loft conversions where 2.0 m cannot be achieved: 1.9 m at the centre of the stair, 1.8 m at the side (half width).
Detached houses sit apart, since the council's objection is to an unbalanced pair or terrace. Even so, we draw them against the street, because an officer will still read a new gable in the light of the houses nearby, and a clear elevation of the frontage answers that question before it is asked.
Surveying an Ealing roof
Ealing's semis come in many forms, from low-hipped pairs to larger houses with deep roofs. The survey records the eaves, ridge, hip line and party wall on one datum with the floors below, and notes any earlier dormer, chimney removal or rear addition, since all of them use up part of the volume allowance.
That record gives us a true existing section and a proposed one that proves the stair headroom and shows the gable wall sitting within the original outside face. Your builder and engineer can then price from the same figures the council sees.
Fee, checks and next step
The fee is fixed after the free constraints check, VAT included, and no figure is published for this service. A second chartered technologist checks each sheet. If the gable will meet a neighbour's wall, a party wall notice is normally part of the preparation. For the borough overview see architectural drawings in Ealing, and for the service itself the hip-to-gable overview.

Questions
Will Ealing refuse a hip-to-gable on my semi?
Where planning permission is needed, its residential extensions guide says a gable on a semi-detached or terraced house will normally be refused. Permitted development is the route that avoids the question, if the house qualifies.
Can I use permitted development in an Ealing conservation area?
No. Ealing has 31 conservation areas, and Class B roof rights do not apply inside them.
Does a detached house in Ealing fare better?
The guide's objection is to unbalancing a pair or terrace, so a detached house is judged differently. We still draw it against the street.
How fast does Ealing decide householder cases?
In the latest year 95.3 per cent were decided within eight weeks or an agreed extension.
