Ealing's three margins for a dormer

Ealing's SPD 4 - Residential extensions states the dormer test as a margin of 0.5m on three sides. The dormer should sit at least that far down from the ridge, that far in from the roof edges and that far above the eaves. It also says a dormer should not wrap around two roof slopes and should not exceed the ridge.

The same guidance adds that dormer windows are rarely acceptable on front roof slopes. So the standard Ealing dormer is a rear box, held inside a frame of original roof on three sides.

We draw the frame first and the room second. On a modest semi the frame takes up part of the slope, so an Ealing dormer can come out smaller than the permitted development volume would allow. The benefit is that the drawing meets the council's own test from the first submission, and the officer can check each margin on the section without asking for a revision.

Conservation areas and listed houses in Ealing

Ealing has 31 conservation areas and Historic England records 309 listed entries in the borough. Inside a conservation area the national right to enlarge a roof is removed, so a dormer needs planning permission.

A listed house needs listed building consent on top. About 6 per cent of the borough is green belt, which matters for outlying houses more than for houses elsewhere.

Where the house keeps its rights, the volume allowance is 40 m³ (terrace house) / 50 m³ (any other house) additional roof volume. The dormer must stay off a slope facing the highway. We check the address against all of these before quoting.

    Ealing householder decisions

Ealing decided 946 householder applications in its latest published year and granted 87.2 per cent. 95.3 per cent were decided within the statutory period or an agreed extension.

Those numbers cover every kind of householder project and say nothing about your roof. We use them to plan timing. A builder booked early costs money if the application runs on, so we plan the start date after the likely decision.

A design that stays within permitted development avoids the wait entirely, and a Lawful Development Certificate can prove it in writing. We tell you which route applies once we have seen the house.

Finish matters too. Under permitted development the exterior materials must be Exterior materials similar in appearance to the existing house. The roof over the dormer has an energy target as well: New elements in existing dwellings, limiting U-values W/(m²·K): roof 0.15, wall 0.18, floor 0.18, windows 1.4 (or WER Band B), doors 1.4. Deep insulation lifts the dormer, and with a margin to hold at the ridge, the extra thickness can decide how tall the room can be, so we put the build-up on the section before fixing the dormer height.

What Ealing dormer loft conversion drawings include

The set shows existing and proposed floor plans, the stair, the dormer in section with its build-up, and each elevation, together with location and block plans. The three margins are dimensioned on the section so the officer can check them at a glance.

The stair follows the loft rule in the building regulations: Loft conversions where 2.0 m cannot be achieved: 1.9 m at the centre of the stair, 1.8 m at the side (half width). The new storey needs a protected escape route: New storey above 4.5 m by loft conversion: protect the full escape route with fire-resisting doors (min E 20) and partitions (min REI 30). Both appear on the plans and in the specification. Under permitted development, side windows in the cheek must be Upper-floor side windows obscure-glazed and non-opening below 1.7 m above floor.

The price is £695 including VAT, fixed before you commit. A second MCIAT chartered architectural technologist checks every sheet, and we redraw at no charge if the council asks for changes.
