Ealing's rule of thumb for rear extensions
The council's SPD 4 - Residential extensions sets the working test for a single-storey rear extension. In most cases an extension up to 3 m deep; 3 m high is acceptable where the house has not already been extended and the new wall lines up with the neighbour's. Detached houses may go larger.
The same guidance protects the garden. An extension must not reduce it below 50 m2 / 75 m2, the first figure for a house with fewer than five habitable rooms and the second for a larger one. On a short suburban plot, that floor can decide the depth before any other rule does.
It also says roof terraces and balconies on extensions are unacceptable in most cases because of overlooking, so a flat roof should be drawn as a flat roof. We state the depth, the height and the remaining garden area on the proposed plan so that the officer can check all three at a glance.

Going beyond the guide: prior approval in Ealing
A deeper single-storey extension can use prior approval, where the national reach is 6 m (attached) / 8 m (detached), single storey, height max 4 m; not on article 2(3) land or an SSSI. Ealing's record on that route is the most telling local figure: in the latest twelve months of national statistics it granted 18 larger home extension prior approvals and refused 70.
Those numbers show that most larger extension prior approvals in the period were refused. We often advise using the council's own figure as the starting point, and applying for more only when your neighbours' layout genuinely allows it.
The clock is short on this route. If the council has not notified a decision within 42 days of receiving the information, the national rule lets work begin. Given Ealing's refusals, we would not start on silence without checking the written position first.
Ealing's houses, gardens and heritage
Ealing splits close to evenly: 50.3 per cent of households live in a house or bungalow, and the rest in flats. Domestic gardens cover 25.6 per cent of the borough's land.
The council publishes 31 conservation areas and green belt covers 6 per cent of the area. Historic England lists 309 entries. Ealing also has an Article 4 direction on small houses in multiple occupation, so a house being converted for sharing needs its own check.
Ealing householder decisions
Ealing decided 946 householder applications in its latest published year and granted 87.2 per cent. 95.3 per cent were decided within eight weeks or an agreed extension.
That speed is the reason to get the drawings right the first time. A missing dimension can mean a request for more information, so we check every sheet before it goes in.
Boundaries, eaves and party walls in Ealing
The guide's depth and height figures meet two national rules at the boundary. Near it, Eaves no higher than 3 m where within 2 m of the curtilage boundary. If foundations go deep near a neighbour, the Party Wall Act applies: Adjacent excavation notice at least 1 month before work: within 3 m and deeper than the neighbour's foundations, or within 6 m and cutting a 45° line from their foundations.
In a typical Ealing semi we would therefore keep the flank wall low, hold the roof pitch away from the boundary and serve any notices before work starts. The aim is a design that satisfies the council's guide and the neighbour's surveyor in one pass.
