How we work on garden room drawings
Nine steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Garden rooms in Richmond upon Thames: the guidance
Richmond's House Extensions and External Alterations SPD is the borough's main reference for household alterations, alongside the Design Quality SPD. We have not found a measured limit for garden buildings in them, so national limits give the envelope and these documents give the character test.
The character test is serious here. The borough's villas, riverside lanes and village greens are valued for their gardens, and officers read an outbuilding for how it looks from a neighbour's window and from the public realm. Muted cladding, a low roof and planting along the boundary go further than any dimension.
The current plan is the Richmond Local Plan 2024-2039, so anything beyond permitted development is judged under recent policy rather than inherited wording.
Park-side and village gardens bring a further question: what the room looks like from outside the plot. We draw a view from the boundary as well as from inside the garden, because an officer will stand where the public can, and a low sedum or timber roof answers that concern before it is raised.

Single-storey rear extension: the permitted development limits
The house in section with a rear extension; the dashed lines mark the zone near the boundary.
- A · Depth beyond the original rear wall
- 3 m (attached) / 4 m (detached) beyond the original rear wall, single storey
- B · Maximum height
- 4 m
- C · Within the zone near the boundary
- Eaves no higher than 3 m where within 2 m of the curtilage boundary
- D · Larger extension under prior approval
- 6 m (attached) / 8 m (detached), single storey, height max 4 m; not on article 2(3) land or an SSSI
Heritage, listed houses and the river corridor
The list holds 819 entries, and that matters because an outbuilding inside a listed house's curtilage is excluded from the order: Garden buildings within the curtilage of a listed building are not permitted development. A large Richmond garden around a Georgian house is exactly the case.
Across 85 conservation areas the side-of-house restriction also applies: On article 2(3) land, no outbuilding between a side wall and the boundary. Where a plot has side access, we measure it.
A small share of the borough, 2 per cent, is mapped as Green Belt, and some plots lie near the river. We show levels on the survey, because a garden room on low ground may need a raised slab, and that changes the height measurement.
The safest way to avoid a surprise is to look at the register early. We pull the list entry, the conservation area appraisal and any direction for your address at the start, and tell you what each one means for a building in the garden.
Permitted development or an application in Richmond
Domestic gardens cover 19.4 per cent of the borough's land, and houses are 59.8 per cent of households, so there is usually room for a modest building. The key tests are Max 2.5 m if within 2 m of a boundary; otherwise 4 m dual-pitched roof or 3 m any other roof and Single storey only; not forward of the principal elevation.
When the design exceeds them, a householder application follows. Richmond decided 1,302 householder applications, granting 83.3 per cent and deciding 98.3 per cent in time. The speed is good, and the grant rate rewards careful drawings; see our planning drawings in Richmond upon Thames.
For a compliant room, a lawful development certificate in Richmond upon Thames gives lasting proof, which buyers ask for in a borough where the average house price is £803,249.
Cover is the figure many large-garden owners forget. Buildings may not cover more than 50% of the curtilage (excluding the original house), and existing sheds, a pool house or a garage count, so we total them on the site plan before settling the size of the new room.
Building Regulations, price and process
Outbuildings up to the smaller class are exempt: Detached building up to 15 m² with no sleeping accommodation is exempt. The larger class allows more but needs the distance or materials test, so the position on the plot feeds into the specification. For rooms that fall outside, our building regulations drawings in Richmond upon Thames take over.
The fixed fee is £495 with VAT included. The set holds a site plan, plans, elevations, section and a 3D view; the council's fee, where due, is separate.
The wider local service is on the architectural drawings in Richmond upon Thames page, and the national rules are on the garden room drawings page. If the council asks for changes we redraw free until approval and promise no outcome.

Questions
Do I need permission for a garden room in Richmond upon Thames?
Often not, but the borough has many conservation areas and listed houses, and both change the answer. We check the address before we quote.
Can I build a garden room near the Thames in Richmond?
Usually, but levels matter, and a raised slab changes the height measured under the order. The survey records ground levels first.
What cladding suits a Richmond garden room?
Muted timber or brick that matches the house usually reads best, with planting at the boundary. The material note on the elevation records the choice.
