Kingston upon Thames's own rules for dormer loft conversions

Kingston's dormer guidance is written into the Residential Design SPD. It asks for a dormer to be set down from the ridge by at least 500 mm, and to be set in by the same distance from the sides and from the eaves. It adds that a dormer should generally stay off the front slope.

Those three margins decide how big the room can be. On a narrow semi-detached roof, a margin at the ridge, at each side and along the eaves removes a strip of slope on every edge, and what is left is the box you can build. We draw the margins first, then fit the bedroom, the stair landing and the window positions inside them, so the size you see on the drawing is a size the council's own guidance can accept.

Because the front slope is generally ruled out, the design effort goes into the rear roof. A rear dormer, with rooflights on the front slope where the stair or landing needs light, follows that guidance and keeps the street elevation as the neighbours know it.

Measuring a Kingston roof before the dormer is drawn

Roof pitches, ridge heights and rafter depths differ from one house to the next. A dormer that works on the house two doors down can fail on yours, so we survey the roof as it stands and record it on one datum with the floors below.

That survey shows how much floor area the dormer can really add, where the new stair lands and what the structure must carry. It also hands the engineer accurate levels for the steel at the opening, which keeps the later building regulations drawings consistent with the planning set.

Conservation areas, Article 4 directions and Green Belt

The borough has 28 conservation areas and 3 Article 4 directions, mapped as 114 separate areas. Green Belt polygons cover 17 per cent of the council area. Inside a conservation area a roof enlargement needs planning permission, and an Article 4 direction can take other rights away street by street.

Where the house keeps its rights, the national volume limit applies: 40 m³ (terrace house) / 50 m³ (any other house) additional roof volume. Anything earlier owners added to the roof counts towards it, which is why we ask for the planning history before we quote a route.

Historic England records 163 listed entries in Kingston, 3 of them Grade I. A listed house needs listed building consent for roof work, a separate application that this site does not cover.

What Kingston's householder figures say about timing

In the latest published year Kingston decided 742 householder applications and granted 83 per cent of them. 92.5 per cent were decided within eight weeks or an agreed extension.

The figures cover every kind of household project, from porches to extensions, so they describe the council's pace rather than your roof. We use them to give a realistic timetable and nothing more.

A refusal is rarely about one number. Officers look at how the dormer sits against the ridge, the eaves and the neighbours' roofs, so we show the proposal in elevation beside the existing roofline and let the margins speak for themselves.

What the Kingston dormer drawings include

The set shows existing and proposed floor plans, the roof in section with the dormer cheeks and flat-roof build-up, and every elevation, together with the location and block plans. The stair is drawn to the loft standard from the start: Loft conversions where 2.0 m cannot be achieved: 1.9 m at the centre of the stair, 1.8 m at the side (half width).

The price is £695 including VAT, fixed before you commit. A second chartered technologist checks every sheet, and if the council asks for changes we redraw at no charge until approval.

If a rooflight-only scheme could meet your brief, compare loft conversion drawings in Kingston upon Thames. If the loft is one part of a larger project, house extension drawings in Kingston upon Thames cover the whole house.

    Questions

How far must a Kingston dormer sit from the ridge?

The Residential Design SPD asks for a set-down of at least 500 mm from the ridge, with the same set-in from the sides and the eaves.

Can I put a dormer on the front of my Kingston house?

Generally not. Kingston's guidance steers dormers to the rear, and national rules remove permitted development for an enlargement on a roof slope that fronts a highway.

Do I need planning permission for a dormer in Kingston upon Thames?

It depends on the address. Inside any of the borough's 28 conservation areas you do, and an Article 4 direction can add further limits. Elsewhere a Lawful Development Certificate can confirm a dormer is permitted development.

How much do dormer loft conversion drawings cost in Kingston upon Thames?

From £695 including VAT, fixed up front. Any council fee is paid to the council separately.
