Basement impact assessments in Sutton
A basement impact assessment in Sutton is the groundwater study the council lists as a supporting document for major, minor and householder applications that include a basement. Long suburban gardens make the dig look easy, which is why the water question deserves an early answer. We coordinate the report on a fixed quote after a free constraints check.

How we work on basement impact assessments
Seven steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Basement impact assessment in Sutton: the validation entry
Sutton's basement requirement is a validation matter more than a design code. The Sutton Local Plan 2016-2031, adopted in 2,018, sits behind it, but the document that decides whether your application is accepted is the council's latest local validation list. Its basement entry reads: Groundwater levels and flow investigation.
That wording matters because it names two things the report must contain: the groundwater levels at the site, and the effect of the new structure on groundwater flow. Levels move with the seasons, so an engineer will normally want readings over a period, not one dip on one afternoon. Flow is the subtler point. A box sunk into saturated ground can dam the water that used to pass beneath the street and push it towards a neighbour.
The list applies the same entry to major, minor and householder schemes, so a modest single-house basement is held to the same document as a block of flats. Start the ground investigation early, because it is the slowest item in the pack.

Long gardens, owner-occupiers and the Green Belt edge
Sutton is a borough of houses: 62.9 per cent of households live in one, and 64.4 per cent own their home. Domestic gardens take up 34.5 per cent of the land in the national land-use database, and that is the reason a rear basement or a garden-level annex is a real option here.
Another 14 per cent of the borough is covered by green-belt polygons, so check the boundary before you assume the usual extension allowances. Heritage is lighter than in the inner boroughs but present: 8 conservation areas and 209 listed entries mean a basement beneath an older house may carry a heritage statement as well.
How Sutton decides the applications around a basement
Sutton decided 601 householder applications in its latest year, granted 91.8 per cent and met the time limit for 94.8 per cent. Minor schemes fared less easily: 76.5 per cent of 196 were granted.
Prior approval for larger home extensions shows the same caution. The council granted 9 and refused 35. That is a separate route from a basement application, so we advise on the right one at the free check. Our planning drawings in Sutton cover that route.
Party wall, levy and the neighbour question
A neighbour who is served a notice for work to a party structure has 14 days to respond in writing; silence is treated as a dispute and surveyors are appointed. Notices for work to an existing party structure need 2 months, while an excavation notice needs 1 month.
The borough's levy is £100/m² (Residential, borough-wide). There is no basement-specific exemption, so new floor area below ground is measured like any other. Our structural calculations in Sutton page covers the engineer's side.
Mature trees and surface water in a long garden
Long gardens in Sutton often carry mature trees, and a basement slab reaches the depth of their roots. The report should record the trees within reach of the dig, their likely root zones, and how the structure and temporary works avoid them. Where a tree is protected, that is a separate consent route with its own timetable.
Surface water is the other long-garden issue. A large buried box replaces soil that used to soak up rain, so the drainage design shows where roof and paving water goes and how the basement is protected if a pump fails. Both items sit in the same pack as the groundwater study and answer the officer's next questions before they are asked.
Cost and next steps for a Sutton basement
Scope drives the price, so there is no list figure. After the free check we send a fixed quote, and tell you if the groundwater risk looks low enough that the council may not press for a full study.

Questions
What does Sutton want in a basement impact assessment?
The validation list asks for an investigation into groundwater levels and the impact on groundwater flows, for major, minor and householder applications with a basement.
Is a rear garden basement realistic in Sutton?
Often, because gardens are long and most households live in houses. The groundwater study and the neighbour notices decide whether it works on your plot.
How long does the groundwater investigation take?
It depends on how many readings the engineer needs over time, which is why we start it first and draw in parallel.
How much does it cost?
A fixed quote after a free constraints check, because depth and ground conditions change the scope.
