Planning consultant in Barking and Dagenham
A planning consultant in Barking and Dagenham earns the fee on the cases that are not routine: a Becontree Estate house, a larger extension that the prior approval route would probably refuse, or an application that must carry site sections and levels to validate. We advise on the route and write the statement, on a fixed quote after a free constraints check.

How we work on planning consultant
Seven steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Planning consultant in Barking and Dagenham: the validation rule that catches people
Barking and Dagenham asks every full application to carry existing and proposed site sections and finished floor and site levels. The council's wording is 1:50/1:100/1:200; site sections and levels, which means the scale and a scale bar, not just a sketch. An application that leaves them out can be treated as invalid, and the statutory clock only starts once it is valid.
A consultant checks that before anything is filed. We read the council's local list against your scheme, list what is missing and commission or draw it. On a sloping rear garden or a plot with a raised terrace the levels drawing is often the sheet that decides how the officer reads the neighbour's outlook.
The planning statement then sets the scheme against the Barking and Dagenham 2037 Local Plan and the borough's Residential Extensions and Alterations SPD. For a house on the Becontree Estate the Becontree Estate SPD and Design Code adds a design code, and an application that ignores it invites a refusal on character. We write the statement around the guidance the officer will actually apply.

Householder grants, speed and the prior approval trap
In the latest twelve months the council decided 388 householder applications and granted 66.5 per cent. Every one was decided within the statutory or agreed period, a record of 100 per cent. Minor applications show a grant rate of 71 per cent from 169 decisions.
That also shows in how little time our advice usually needs. A householder case in this borough is decided on the clock, so the work is front-loaded: the route, the sections and levels, the statement and the validation check. Once those are right, the application goes in once and is answered once.
Those figures describe the borough, not your case, and they do not forecast a decision. They do show an officer team that decides on time, so a poor application cannot hope to be waved through while the clock runs out.
The sharper number is the larger home extension prior approval. In the year to March, 10 were granted and 36 refused. Owners reach for that route because it looks cheaper and quicker, and a consultant's first job is often to say whether a householder application or a lawful development certificate is the safer way to the same extension.
Designations that move the route
The borough has 4 conservation areas, 3 Article 4 directions and 49 listed entries, with 14 per cent of the area covered by green-belt polygons. For most owners the questions are therefore about design and neighbours more than heritage.
If a change of use is involved, the question to settle early is whether the existing use is already lawful, which we answer with evidence before a client spends on drawings.
We also keep an eye on neighbours. A householder scheme in a dense street of terraces turns on outlook and daylight to the next door windows, and a statement that measures the relationship in the terms the council uses gives the officer less reason to ask for changes.
Where a case does touch a designation, the statement names it and explains the effect. Where it does not, we say so in a line and move on.
What you receive and when we advise against applying
You receive the route recommendation in writing, a planning statement, a validation checklist against the local list and, if needed, the sheets themselves. The same team draws our planning drawings so statement and sheets agree.
Sometimes the honest advice is that a smaller scheme has a better chance. We say that before you pay for a full set, and we have no interest in submitting an application we think is weak. If a decision goes against you, our planning appeals service reads the notice first and tells you whether to appeal or revise.
Fees and deadlines
The council's householder fee is £548 under the current national table, and a householder appeal must be lodged within 12 weeks of the notice. Our own fee is separate.
There is no list price for this advice: send the address, we carry out the free constraints check and you receive a fixed quote before any work begins. Statements and sheets for Barking and Dagenham cases pass a second chartered technologist before they go to the council, and if the officer asks for changes we redraw without charge until approval. Questions
Do I need site levels for a householder application in Barking and Dagenham?
Full applications need existing and proposed sections and levels drawn at one of the three permitted scales with a scale bar: 1:50/1:100/1:200; site sections and levels. Check the local list for your application type.
Is prior approval a safe route for a larger extension here?
Not on the borough's record. 36 larger home extension prior approvals were refused against 10 granted in the year to March. A consultant can compare it with a householder application.
Does the Becontree Estate need special handling?
Yes. The Becontree Estate SPD and Design Code sets a design code, and the statement should show the scheme following it.
