Planning appeals in Barking and Dagenham
Barking and Dagenham granted 66.5 per cent of its 388 householder decisions in the latest year, so a refusal here is far from unusual and many owners ask whether to appeal. We read the refusal against the council's extension and Becontree guidance, and prepare drawings and a statement when an appeal makes sense. Fixed quote after a free constraints check.

How we work on planning appeals
Seven steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Planning appeals in Barking and Dagenham: why refusals are common
The council decided 388 householder applications in the latest year and granted 66.5 per cent, which means a sizeable minority were refused. It decided every one of them on time: 100 per cent within eight weeks or an agreed extension. A council that decides promptly gives you a notice quickly, and the appeal clock starts at once.
Minor applications look similar, with 71 per cent granted from 169 decisions. The housing stock is the context: 68.8 per cent of households live in a house or bungalow, and a terraced home averages £409,511, the kind of houses where owners extend for space and where officers are guarding the original design.
Do not read the grant rate as a verdict on your scheme. It is a borough-wide average over many kinds of application, and it tells you only that refusals here deserve a proper look before you decide to accept one.

The extension guidance and the Becontree design code
The council's Residential Extensions and Alterations SPD governs how an extension relates to the original house, and the Becontree Estate SPD and Design Code covers the estate that gives the borough its character. A refusal here may quote one of these. The Local Plan is the Barking and Dagenham 2037 Local Plan, adopted in 2,024.
If your house is on a street with a design code or an Article 4 direction, the argument is often about repeated, uniform frontages, and the inspector will look at the street as a whole. The council publishes 4 conservation areas, 3 Article 4 directions and 49 list entries, so the count is modest, but where one applies it can decide the case.
We put each rule next to the drawing it affects. Where a design code asks for a matching roof pitch or window pattern, the proposal either meets it or the statement explains the reason it should not be applied rigidly, in plain terms and with a street elevation as evidence.
Precedent on your own road
Inspectors take notice of what the council has already allowed nearby. On a street of similar houses, a neighbour's granted rear extension or loft is evidence that the same type of work is acceptable in that setting. We search the council's online planning register for decisions on comparable houses, record the reference numbers and dates, and add the closest examples to the bundle with a short plan showing how each compares with yours.
Precedent cuts both ways. If a refused scheme next door looks like yours, we want to know before you lodge an appeal, because that decision will also be before the inspector. Finding it early lets us adjust the design or the argument.
Appeal deadlines and timescales
You have 12 weeks from the date of the decision notice to appeal a householder refusal. The Inspectorate's latest median for householder written-representation cases was 11.6 weeks, and the twelve-month median across all written-representation cases was 18 weeks.
Because the council tends to issue notices promptly, the deadline can arrive sooner than you expect. Send us the notice the day you get it, together with the officer's report and the approved or refused plans, so we can check the reasons while there is still time to choose between a revised application and an appeal.
What an appeal bundle contains
The statement takes each refusal reason in turn and answers it against the development plan. We then correct or add to the drawings where the refusal showed a gap, and prepare sections or 3D views where bulk or outlook is the dispute.
A chartered technologist other than the drafter checks the bundle, and every sheet is produced from one model. Our planning drawings page explains how that works.
Appeal or revise: how we help you decide
When the reason is narrow, such as a roof form or a window position, a revised application is usually quicker. When the officer applied guidance to a case it does not fit, an appeal is the right tool. Lawful work can be proved with a Lawful Development Certificate, and a longer rear extension may be suited to prior approval.
See the borough's wider rules on our Barking and Dagenham architectural drawings page. We quote each route at a fixed price, you choose, and the final decision is the inspector's, so no result can be promised.
