Planning appeals in Islington
Planning appeals in Islington usually concern flats, basements and heritage, because only a small share of the borough's homes are houses. A householder appeal must be made within 12 weeks of the notice. We read the refusal against Islington's own design guidance, tell you whether it can be answered, and prepare the drawings and statement. Fixed quote after a free constraints check.

How we work on planning appeals
Seven steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

An Islington refusal in context
Islington decided 337 householder applications in its latest year and granted 92.6 per cent. Its minor development caseload was larger, at 675 decisions, with 86.5 per cent granted. The balance here tips towards small schemes for flats and mews buildings, and that shapes what an appeal looks like.
Only 16.3 per cent of households live in a house or bungalow, and 26.7 per cent own their home. A large share of appellants are therefore leaseholders, freeholders of converted buildings or small landlords, and the questions are about shared walls, light to neighbouring flats and overlooking across tight rear yards.
With grant rates this high, a refusal almost always has a stated policy reason. Reading that reason closely is where we begin.

Heritage on almost every street
The borough has 41 conservation areas and 1,050 listed entries. A refusal that cites harm to a conservation area must be answered on the statutory test, which asks whether the proposal preserves or enhances the character of the area.
Our drawings for such appeals show the proposal against the terrace as it stands, with window patterns, parapet lines, rear closet wings and roof profiles drawn to scale. Where the council objects to a roof addition, a view from the opposite side of the street can show whether the change is visible at all. If it is not, the argument is straightforward. If it is, we look for a lower or set-back version to put forward.
The Urban Design Guide and the Basement SPD
Officers lean on the Islington Urban Design Guide SPD for the scale and detail of rear and roof alterations, and on the Basement Development SPD when a proposal excavates. Basements draw close scrutiny in dense terraces, because the council wants evidence on structure, water and neighbours before it will consider one.
If your refusal cites the basement guidance, the appeal needs the technical reports the council asked for, not only drawings. We coordinate with the structural engineer so that the section drawings, the construction method and the statement agree. A gap between them is easy for an inspector to spot.
Certificates and appeals on lawfulness
The council received 141 Lawful Development Certificate applications in its latest return, and a refused certificate can also be appealed, on different terms from a planning refusal. The question is purely whether the work is lawful, not whether it is good design.
That makes the evidence different: dated photographs, utility bills, tenancy records or aerial images for use-class cases, and precise dimensions for permitted-development cases. Our Lawful Development Certificate drawings in Islington page explains how we prepare them, and our planning drawings in Islington page covers the alternative of a new application.
Neighbours, light and the tight rear yard
In a borough of terraces and converted flats, many refusal reasons are not about taste. They are about the neighbour at the back or the flat below. Loss of daylight, overlooking and an overbearing wall are all judged by distances and angles, which means they can be drawn.
We prepare a daylight and outlook sheet for the nearest windows, showing the angle to the proposed wall against the standard the council applies. Where the officer's concern is legitimate, we explore a stepped or lowered design. Where the angle shows no real loss, the sheet becomes the centrepiece of the appeal.
Party wall issues are separate from planning, and an appeal does not deal with them. If your scheme touches a shared wall, we will say when a notice to the neighbour is also needed, so that a successful appeal does not stall at the next step.
How we handle an Islington case
We start with the decision notice, the officer's report and the planning register entries for neighbouring addresses. If similar work was granted two doors along, that is likely the strongest point available. We record it with the reference and the date, and show it on a comparison sheet.
A second chartered technologist checks the bundle before it is sent. Everything else we draw in the borough is listed on our architectural drawings in Islington page.

Questions
What is the deadline to appeal an Islington householder refusal?
12 weeks from the date of the decision notice. For other planning appeals the limit is 6 months from the decision notice (or expiry of the decision period).
Can I appeal if my flat has no permitted development rights?
Yes, if the refusal was of a planning application. Flats rely on full permission for most external work, so the appeal is about design policy, not about rights.
Do the Inspectorate's national figures apply to Islington?
They describe every appeal in England. Of section 78 appeals, 31 per cent were allowed in the latest quarter, but your case turns on its own reasons.
Will an appeal delay my project a great deal?
Plan for months. The national median for householder cases on written representations was 11.6 weeks.
