How we work on prior approval drawings

Seven steps from first call to approval.

The same model cut through the middle: every floor, the stair, the chimney breasts, the new mansard, rear extension and basement in section
Section through the model: every floor on one datum.
    1. Enquiry and constraints check

We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.

    2. Measured survey

We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.

    3. Design options

We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.

    4. Design frozen

You choose an option in writing. Nothing changes after this without your say.

    5. Independent check

A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.

    6. Submission

We prepare the forms, certificates, fee and documents and submit through the Planning Portal.

    7. Officer liaison

We answer the planning officer and make any amendments within five working days, at no charge until approval.

Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Prior approval in Wandsworth: a near even split

The borough's record is the most useful thing to know before you commission a notification. Government statistics show 13 larger home extension prior approvals granted and 12 refused. That is close to a coin toss on the surface, and the figures describe every applicant, careful or not. The practical lesson is that the notification itself decides much of the result, which is where drawings earn their fee.

Upward extensions have no local track record: 0 granted and 0 refused. Anyone planning extra storeys under Class AA is therefore working from the national tests alone, and those tests are strict on the age of the house, its height and its land designation.

Land designation is the first hurdle. Wandsworth publishes 46 named conservation areas, and national rules exclude article 2(3) land, which includes them, from larger home extensions and additional storeys. Historic England also lists 312 entries inside the borough. If your street is in one of those areas, the constraints check tells you quickly and saves a drawing fee.

What the Housing SPD means for a notification

Prior approval is not a design review, yet officers read neighbour amenity with local guidance in mind. Wandsworth's Housing SPD (covers rear extensions, basements, roof extensions and loft conversions) is the document they use, and its Basement extensions guidance (non-statutory) runs alongside it. Read together, they give a plain idea of how far a rear wall can reasonably reach before it presses on the neighbour.

Because 31.4 per cent of households live in a house or bungalow, much of the borough is flats, and a house here is often a prized, expensive one: terraced homes average £970,844. That value is the reason to check each limit. A depth that turns out to be a few centimetres over costs far more to unpick than the notification cost to prepare.

Owners sometimes want a basement or roof change bundled with the rear extension. Prior approval for a larger home extension covers the single-storey rear extension only; anything else needs its own route. Where a scheme mixes several elements, we split it into what the notification can carry and what belongs in a planning application, then price both in one quote so nothing is discovered halfway through.

The limits that apply are: 6 m (attached) / 8 m (detached), single storey, height max 4 m; not on article 2(3) land or an SSSI. We measure from the original rear wall, so a previous extension on your house is counted against you and shown on the plans.

Notification contents and the council period

The Order asks for Written description (depth beyond rear wall, max height, eaves height), site plan, addresses of adjoining premises, developer contact address. We add scaled plans, elevations and a section through the boundary, because a drawing the officer can read in a minute leaves fewer reasons to write back. Every dimension comes from our own measured survey, not from estate agent plans or an old set of drawings.

The council has 42 days before development may begin without a decision, and neighbours are notified in the meantime. Always obtain the decision in writing. The council fee is £249.

Choosing between notification, certificate and application

Wandsworth decided 977 householder applications in the latest year and granted 91.9 per cent. If the house cannot use prior approval, that is the route to compare, and our planning drawings cover it. The borough also dealt with 360 lawful development certificate applications, a useful reminder that work within ordinary permitted limits can be proved by a Lawful Development Certificate instead.

More on the borough is on our Wandsworth architectural drawings page, with the national rules on the prior approval drawings hub. The council also publishes Wandsworth Local Plan 2023-2038, adopted in 2,023.

    Our process for Wandsworth houses

First comes the constraints check: land designation, Article 4 directions and listing. Next a survey of the rear elevation and the adjoining windows, then two or three depth options with the trade-off explained in plain English.

Before submission a chartered technologist other than the drafter checks the set against the Order. We submit, track the neighbour period and reply to the officer. If the council wants amendments we redraw without a second charge. No decision can be promised; it belongs to the council.

    Questions

Does Wandsworth grant larger home extension prior approvals?

Government statistics show 13 granted and 12 refused in the latest four quarters. That describes past decisions and does not forecast yours.

Is my Wandsworth house in a conservation area?

The council publishes 46 of them. We check your address first, since the larger extension route excludes that land.

Can I add storeys under prior approval in Wandsworth?

The national tests are strict and the borough has no recent record: 0 granted. The constraints check shows quickly whether your house passes.

    What does the council charge?

£249 for a larger home extension, paid to the council. Our fee is separate and fixed after the free constraints check.
