How we work on new build drawings
Seven steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Kingston's three separation distances for a new house
The Residential Design SPD sets out separation guidance in terms an officer can check with a ruler. The shorthand is 21 m / 7.5 m / 15 m: the first figure is the normal gap between facing habitable-room windows, the second is the gap between a new habitable window and the neighbouring boundary, and the third is the alternative gap to a neighbour's flank wall.
In practice this guidance shapes the plot more than any other rule. Garden land makes up 30.9 per cent of the borough, so a common proposal here is a house built in the end of a long suburban garden, where all three distances press at once.
We draw each distance as a dimension line on the site plan, in a different line style per rule, so an officer sees compliance at a glance. Where one cannot be met, the design usually responds with a deliberate change, such as a blank flank, an obscure-glazed secondary window or a room turned to a different face, and the change is described next to the dimension.
There is a practical sequence to it. We measure the existing houses first, place the new footprint second, and test the three distances third, so the measured numbers decide the building. If a change to the footprint of even a few hundred millimetres solves a distance, we find that on screen in the model before the plan is issued.

Gardens, trees and the Green Belt edge
With garden land taking 30.9 per cent of the borough, and with the council recording 7,145 tree preservation zones, a plot with a mature tree in or beside it needs the root protection area plotted before the house is positioned.
Green Belt covers 17 per cent of the borough, so we confirm early whether a site is inside. The borough also has 28 conservation areas and 3 Article 4 directions, covering 114 mapped areas.
Our measured building survey and topographical survey pages explain how boundaries, levels and trees are recorded, because the three distances are only as reliable as the survey they are measured from.
How Kingston decides minor housing applications
A single new house or a small terrace is a minor application. Kingston decided 251 of them in the latest return and granted 64.9 per cent, with 80.1 per cent decided inside the timetable.
The second figure matters for planning: the remaining decisions took longer than the standard period or an agreed extension. We advise building that into your own programme, and we submit a complete package so no time is lost to validation.
For existing homes the route is different. Our planning drawings page covers householder schemes, and our planning appeals page explains what a refusal leaves open.
Planning permission for a house is also the point where biodiversity net gain may come into play. The current rule reads: From 6 Aug 2026 BNG does not apply to sites of 0.2 ha or less; the self-build exemption ended for applications from 6 Aug 2026. We check your site area at the outset so nothing about ecology arrives as a surprise.
Levies and values on a Kingston plot
Kingston charges CIL in four zones: £323.07/m² (Zone 1); £200/m² (Zone 2); £130.76/m² (Zone 3); £76.92/m² (Zone 4). Zone is fixed by the address, and the spread is steep enough to change whether a small scheme is worth building.
The Mayor adds band 2, indexed to £72.73 per square metre for permissions granted this year.
Detached houses here average £1,304,915, against £591,784 for a terrace, and that difference is why a garden plot can be viable. Both levies are computed on gross internal area, which we tabulate on the drawings.
A self-build route changes the levy question. Self-build housing built or commissioned by and occupied by P as main residence can claim exemption. If you plan to live in the house, tell us at the first call so the evidence for a relief claim is kept from the start.
What our new build drawings in Kingston upon Thames include
A fixed fee from £1,450 including VAT buys the site plan with the separation dimensions, floor plans, elevations, sections, roof plan and a street scene, checked by a second chartered technologist. Redraws the council requests are included.
Permission is the first step. Our building regulations drawings and construction drawings pages describe what follows.

Questions
What separation distances does Kingston expect between new and existing homes?
The Residential Design SPD guides 21 m / 7.5 m / 15 m: facing windows, new windows to a boundary, and new windows to a neighbour's flank wall. We mark all three on the site plan.
Can I build a house in the end of my garden in Kingston?
It is possible on some plots. Gardens are 30.9 per cent of the borough's land, but each site is tested against the separation distances, trees and the street frontage.
How long does Kingston take to decide a new house application?
The latest return shows 80.1 per cent of minor applications decided in time. We advise allowing extra time in your programme.
What are the Kingston CIL rates?
£323.07/m² (Zone 1); £200/m² (Zone 2); £130.76/m² (Zone 3); £76.92/m² (Zone 4), plus the Mayoral levy at £72.73 per square metre in band 2.
