L-shaped dormer drawings in Wandsworth

Rows of Victorian terraces run across Wandsworth, from Clapham Junction to Balham, Tooting and Putney, and for many of those houses the roof is the only room left to add. We draw L-shaped dormers in Wandsworth as MCIAT chartered architectural technologists, and we use the borough's Housing SPD as our checklist.

How we work on l-shaped dormer drawings

Nine steps from first call to approval.

The same model cut through the middle: every floor, the stair, the chimney breasts, the new mansard, rear extension and basement in section
Section through the model: every floor on one datum.
    1. Enquiry and constraints check

We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.

    2. Measured survey

We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.

    3. Design options

We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.

    4. Design frozen

You choose an option in writing. Nothing changes after this without your say.

    5. Independent check

A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.

    6. Submission

We prepare the forms, certificates, fee and documents and submit through the Planning Portal.

    7. Officer liaison

We answer the planning officer and make any amendments within five working days, at no charge until approval.

    8. Building regulations

Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.

    9. Approval and hand-over

Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.

Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Rear view of brick terraced houses in London with slate roofs and chimney stacks along the shared roofline

Wandsworth's Housing SPD and the L-shaped dormer

The council's reference for roof alterations is the Housing SPD (covers rear extensions, basements, roof extensions and loft conversions), which sits under the Wandsworth Local Plan 2023-2038, adopted in 2,023. Because one document covers extensions, basements, roof extensions and loft conversions, officers assess an L-shaped dormer with the same checklist they use for every other roof, and we draw to it point by point.

On a Battersea or Tooting terrace the pattern is familiar: a main roof, a rear outrigger with its own lower roof, and a neighbour who has already built something. The L joins those roofs into one useable level. How the dormer reads from the rear gardens matters, so we include a view from the garden showing the junction.

If the scheme can be built under permitted development the volume ceiling is 40 m³ (terrace house) / 50 m³ (any other house) additional roof volume. The L is a volume-hungry shape, so we calculate it from the survey and show the number on the roof plan.

    Constraints on Wandsworth roofs

The borough has 46 conservation areas and 312 listed buildings. Inside a conservation area: Class B roof enlargements are not permitted development on article 2(3) land. Whether your street is one of them is the first thing we check, from the postcode, before any design time is spent.

There is no green belt in the borough: the figure is 0 per cent. Domestic gardens make up 21.5 per cent of the land, so rear views are shared by many houses and objections about overlooking can come from several directions.

If you are combining a dormer with a basement, the same Housing SPD covers both.

What the record says about householder applications

In the latest year the council decided 977 householder applications and granted 91.9 per cent, with 92.4 per cent decided inside eight weeks or an agreed extension.

These are every-kind-of-householder figures. The record that matters for you is the one on your own street, so we search the council's planning register for roof extensions near you and attach the nearest approved dormers to the covering note.

Pay attention to timing as well as outcome. The council's own register shows the date each case was validated and decided, so you can see how long comparable roofs took and plan the builder's start around it.

Wandsworth's Housing SPD is one document for several kinds of work, so a scheme that combines a dormer with a rear extension or basement is assessed together. We keep the drawings for those parts consistent, so the roof plan, the ground floor and the sections never disagree. Our next-steps pack lists the order of events from validation to start on site, so you know when the builder can be booked.

    Building details on the drawings

At the outrigger the eaves and set-back rules are relaxed: Eaves-retention and 0.2 m set-back do not apply where the enlargement joins the original roof to the roof of a rear or side extension. Height stays inside the original ridge: No part higher than the highest part of the existing roof.

Wandsworth terraces back onto each other, so notices apply: Party structure notice at least 2 months before work. Stairs often decide the plan; where full headroom is impossible: Loft conversions where 2.0 m cannot be achieved: 1.9 m at the centre of the stair, 1.8 m at the side (half width).

A new top storey brings fire provisions: New storey above 4.5 m by loft conversion: protect the full escape route with fire-resisting doors (min E 20) and partitions (min REI 30). These go into your technical drawings.

    Fees, and the levy zones

There is no standard price for L-shaped dormers. You receive a fixed quote after a free constraints check, VAT included, and we redraw free if the council asks for changes.

The borough's levy depends on where you live: £1,031.39/m² (Nine Elms Residential Area A); £475.34/m² (Nine Elms Residential Area B); £0 (Roehampton Charging Area); £448.43/m² (all other areas). The Mayoral levy is in band 1 at £96.97 per square metre this year. Whether either applies depends on new floor area, and the next-steps pack sets it out.

You will also get a plain-English summary of the sequence: survey, design options in 3D, a frozen design, a second-technologist check, then submission. Each step has a date, so the builder can see when the drawings will be ready and when notices need to go out.
