How we work on velux loft conversion drawings

Nine steps from first call to approval.

The same model cut through the middle: every floor, the stair, the chimney breasts, the new mansard, rear extension and basement in section
Section through the model: every floor on one datum.
    1. Enquiry and constraints check

We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.

    2. Measured survey

We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.

    3. Design options

We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.

    4. Design frozen

You choose an option in writing. Nothing changes after this without your say.

    5. Independent check

A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.

    6. Submission

We prepare the forms, certificates, fee and documents and submit through the Planning Portal.

    7. Officer liaison

We answer the planning officer and make any amendments within five working days, at no charge until approval.

    8. Building regulations

Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.

    9. Approval and hand-over

Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.

Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Conservation-type rooflights and what the SPD asks

The council's House Extensions and External Alterations SPD gives three tests for roof windows: they should not be excessive, they should preferably be the flush conservation type, and they should line up with the windows below. We apply all three tests and cite the document and its roof-window paragraph in our covering note.

A conservation-type rooflight is a slim-framed unit that sits in the plane of the roof covering, usually with a central glazing bar, and does not stand proud of the slates. It meets the national limit easily: Roof alterations (e.g. rooflights) may not protrude more than 0.15 m beyond the roof plane. We name the product on the drawing, so the building contractor does not substitute a bulkier standard unit at the order stage.

Alignment is the part owners underestimate. A rooflight set wherever the loft layout suits looks wrong from the pavement, and the officer will say so. We lay the roof windows over the facade openings on the elevation first, then adjust the interior layout to suit.

A large conservation area count changes the first question

With 85 conservation areas, 819 listed building entries and 1 World Heritage Site intersecting the borough boundary, the first question is not how big the room can be, but whether permitted development is available at all. Rights can be removed by an Article 4 direction, and in a conservation area the front slope is the area officers watch most closely.

Where rights remain, a lawful development certificate provides written confirmation. Where they do not, the application goes through planning drawings, and the conservation-type specification becomes the heart of the design statement.

    How Richmond decides householder cases

Richmond decided 1,302 householder applications in the latest twelve months of published figures. It granted 83.3 per cent and decided 98.3 per cent within eight weeks or an agreed extension.

That is a very good timing record and a grant rate that leaves little room for loose drawings. The Local Plan, adopted in 2,025, is the policy document officers cite on design and heritage, and we reference its relevant policies in the covering note.

59.8 per cent of households live in houses, so most enquiries come from owners with a pitched roof to work with, though flat owners need an application and the freeholder's agreement in every case.

    Value and the stair

A terraced home averages about £915,886 in the latest index, and with prices at that level the loft room has to be proper. The average across all property types sits at £803,249, so even a modest bedroom under the slope is a considerable investment. The reduced stair standard is: Loft conversions where 2.0 m cannot be achieved: 1.9 m at the centre of the stair, 1.8 m at the side (half width). We draw it on a measured section, comparing positions.

Escape comes next: Escape window: unobstructed openable area at least 0.33 m², at least 450 mm high and 450 mm wide, bottom of opening no more than 1100 mm above floor. In a protected street the escape unit goes to the rear where it can, so the front remains as quiet as the SPD wants. Owners sometimes ask for a second front unit for symmetry; we show it on the elevation so the effect can be judged, then recommend the smaller option if it reads as excessive.

If the roof is too low, dormer loft conversion drawings in Richmond upon Thames add volume, and loft conversion drawings in Richmond upon Thames compares the shapes.

Fire, energy and the building regulations pack

Higher conversions need a protected route: New storey above 4.5 m by loft conversion: protect the full escape route with fire-resisting doors (min E 20) and partitions (min REI 30). New glazing has to meet this: New elements in existing dwellings, limiting U-values W/(m²·K): roof 0.15, wall 0.18, floor 0.18, windows 1.4 (or WER Band B), doors 1.4. Our building regulations drawings set out both for building control, and any steel comes through structural calculations.

    Fee, checking and neighbouring boroughs

The fee is £695 including VAT, fixed in advance. A second MCIAT chartered technologist checks every sheet, and we redraw for the council at no extra charge.

    Questions

    What is a conservation-type rooflight?

A slim, flush-fitting unit that sits in the plane of the roof. Richmond's SPD prefers them, lined up with the windows below.

Do I need planning permission for Velux windows in Richmond upon Thames?

For a house with its rights, often not, within this limit: Roof alterations (e.g. rooflights) may not protrude more than 0.15 m beyond the roof plane. Conservation areas and listed buildings can change that.

How quickly does Richmond decide householder cases?

The latest figure is 98.3 per cent within eight weeks or an agreed extension, a borough-wide statistic and not a promise.

    What do the drawings cost?

£695 including VAT, fixed and published.
