House extension drawings in Richmond upon Thames

House extension drawings for a Richmond upon Thames home start at £695 including VAT. The borough's own guidance sets a depth by house type for a single-storey rear extension, and on a terraced house it matches, rather than exceeds, the national permitted development depth, so the first job is to find out which route your plans need.

House extension under construction with scaffolding, new glazed doors and building materials

Richmond upon Thames's own rules for house extensions

Richmond's extension guidance is the House Extensions and External Alterations SPD, which supports the Richmond Local Plan 2024-2039. For a single-storey rear extension it treats a projection as usually acceptable at 3m terraced; 3.5m semi-detached; 4m detached, and it leaves room for a deeper scheme only where the site justifies it. The depth is tied to the house type because a terraced house shares more boundary with its neighbours than a detached one does.

Garden size is the second test. The guidance asks extensions to leave at least 40m2 / 70m2 of garden, the smaller figure applying to two-bedroom homes and the larger to homes with three or more bedrooms. That one sentence rules out some designs before any drawing starts, so we measure the plot first.

Neighbours' daylight is checked with the BRE daylight tests at 25 and 45 degrees. Side-facing windows are held to a high-level height of 1.7m above the floor, or obscure glazing, or left out; an extension roof used as a balcony is normally refused.

Two-storey work has its own limits: half width; 1 m set-back; 1m from boundary. Victorian infill extensions that go beyond the usual depth are asked to hold the eaves to 2.2m eaves, to limit the sense of enclosure for the neighbour.

Conservation areas, listed houses and Green Belt

Richmond upon Thames has 85 conservation areas, and Historic England records 819 list entries within the borough boundary. The borough also reports 2 per cent of its area as Green Belt.

The practical effect is a longer checklist at the start. We look up the address for conservation area status, listing, tree protection and any Article 4 direction before we propose a design, because each changes the route and the level of detail the council will want in the drawings.

Permitted development or a planning application

Under the national rules, a single-storey rear extension can be permitted development within these limits: 3 m (attached) / 4 m (detached) beyond the original rear wall, single storey. A larger home extension scheme lets you go further, at 6 m (attached) / 8 m (detached), single storey, height max 4 m; not on article 2(3) land or an SSSI, after a prior approval process in which neighbours are consulted.

In the latest published year Richmond upon Thames granted 78 and refused 30 larger home extension prior approvals, so neighbours' objections and the council's own checks are a live part of that route here. Where permitted development applies, a Lawful Development Certificate can confirm it; where it does not, you need householder planning permission, which our planning drawings in Richmond upon Thames support.

How Richmond has been deciding householder applications

The council decided 1,302 householder applications in its latest published year, granting 83.3 per cent, and decided 98.3 per cent within eight weeks or an agreed extension. Those are borough-wide figures for every kind of householder project. We use them to plan timing with you, not to predict how any one house will fare.

What the drawings include and what they cost

A Richmond extension set shows existing and proposed floor plans, all elevations, a section through the new work and the location and block plans. Prices start at £695 with VAT included, fixed before you commit. A second chartered technologist checks every sheet before it is submitted, and if the council asks for changes we redraw them at no charge until approval.

When the design is settled, the same drawings feed the structure and thermal detail. New elements in an existing house must meet Approved Document L, with limiting figures such as: New elements in existing dwellings, limiting U-values W/(m²·K): roof 0.15, wall 0.18, floor 0.18, windows 1.4 (or WER Band B), doors 1.4. Our building regulations drawings in Richmond upon Thames carry that detail through.

    Questions

How deep can a rear extension be in Richmond upon Thames?

Richmond's House Extensions guidance treats a single-storey rear extension as usually acceptable at 3m terraced; 3.5m semi-detached; 4m detached. Site circumstances can justify more, and the national permitted development limits are a separate test.

How much garden must I keep when I extend in Richmond upon Thames?

The borough's guidance asks for at least 40m2 / 70m2 of garden, depending on the number of bedrooms.

Do I need planning permission for a house extension in Richmond upon Thames?

Not always. A single-storey rear extension within the national limits can be permitted development, but the borough has 85 conservation areas where tighter rules can apply. We check the address first.

How much do house extension drawings cost in Richmond upon Thames?

From £695 including VAT, fixed up front. Any council application fee is paid to the council separately.
