Garage conversion plans in Ealing: what the borough's figures mean

Ealing publishes no rule aimed at garage conversions, so the answer comes from the address. We start with three checks: whether the house sits in one of the borough's 31 conservation areas, whether the original planning permission carries a condition keeping the garage for parking, and whether the front elevation changes.

The borough is mixed. Only 50.3 per cent of households live in a house or bungalow, so a good share of Ealing homes are flats with no garage to convert at all. Where a house does have one, the garage can be the most practical extra floor space, because the shell already stands.

Heritage matters too. Historic England lists 309 entries inside Ealing, and a listed house needs consent for work that a neighbouring unlisted house would not. We check the list before we price anything.

Changing the garage door into a wall

The room behind the door is the easy part. The front is where an Ealing conversion succeeds or stalls. Swapping an up-and-over door for brickwork and a window changes how the house meets the street, so the elevation carries as much weight as the plan.

We draw the new infill in the same brick, bond and mortar colour as the house, and set the window to line up with the openings above it. A flush wall with a recessed window usually reads better than a thin panel that looks added on, and the drawing shows the council exactly that.

Parking is the other front-of-house question. If your drive stays long enough for a car once the door is gone, say so on the block plan. If it does not, the plan shows how the frontage will be used instead, which is one less query for the case officer.

Permitted development, certificate or householder application

If the work is internal, or the outside is changed only in matching materials, it may not need planning permission at all. Where the answer is clear and you want it in writing for a sale or a mortgage valuer, a Lawful Development Certificate in Ealing records it.

Where a condition or a conservation area removes the freedom, the work goes through householder planning, drawn as in our planning drawings in Ealing. The council fee for altering a single dwellinghouse is £548, paid to the council on top of our fixed fee.

We tell you which of the three routes applies after a free constraints check, before you pay for drawings.

    How Ealing decides householder applications

In its latest published year Ealing decided 946 householder applications, granted 87.2 per cent of them and decided 95.3 per cent within eight weeks or an agreed extension.

The figures cover every kind of householder project, and they say nothing about one house. We use them to set expectations on timing when we plan your start date, not to predict an outcome.

Building regulations for a converted garage

A converted garage always needs building regulations approval, even with no planning application, because a store becomes a habitable room. The thermal test sits in Approved Document L, the escape window in Approved Document B and the extract ventilation in Approved Document F. Our building regulations drawings in Ealing show the insulated floor, the wall build-up, the window and the vents on one set, so a builder prices one job.

Old garage slabs are often thin and uninsulated and the walls may be single skin. The survey records both, along with the drain runs and the floor level against the house.

That matters where a garage was added after the house and sits a step lower than the hall. A level threshold, a damp-proof membrane that links to the house walls and a sensible route for any new drainage all need settling on paper, so the builder is not solving them with the walls already open.

What you receive and what it costs

Garage conversion plans for Ealing start at £695 with VAT included. You receive existing and proposed plans, the front and side elevations, a wall and floor section and a block plan. A second chartered technologist checks each sheet before it leaves us, and if the council asks for changes we redraw at no charge until approval.

Planning a self-contained annexe rather than a bedroom? That is a bigger project, covered by flat conversion drawings in Ealing.

    Before we draw

On the survey visit in Ealing we measure the garage inside and out, record the floor level against the hall, trace the drain runs, and photograph the front and the neighbouring walls. Back in the office we model the garage in three dimensions, so you can see how the finished front looks before anything is committed.

Then you choose. We show a layout for the room, the treatment of the front wall and any alternative that saves cost, such as keeping the existing opening. You confirm in writing, the design is frozen, and a second chartered technologist checks the sheets. Drawings are normally ready about a week after the survey, and we then handle the certificate or application and any officer questions.

If you already have the original planning decision for the house, send it. A condition on that notice is the one thing that can quietly stop a garage conversion, and finding it early saves a lot of money.

    Questions

Do I need planning permission to convert a garage in Ealing?

Often not, if the change is internal or the outside is rebuilt in matching materials. A planning condition on the original permission, or a conservation area (Ealing has 31), can remove that freedom, so we check the address first.

Does Ealing have a rule on garage conversions?

Ealing publishes no council figure specific to garage conversions. The route depends on the address, the planning history and the front elevation.

How much do garage conversion plans cost in Ealing?

From £695 including VAT, fixed up front. A council application fee, where needed, is paid separately to the council.

Is a garage conversion in a conservation area harder?

The front wall is judged more closely, so the brick, bond and window position matter more. We draw them to match the house before you apply.
