How we work on planning drawings
Seven steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

The World Heritage Site and Greenwich's conservation areas
Royal Greenwich has a World Heritage Site inside its boundary: the data records 1 intersecting the area. Around it, the council publishes 23 conservation areas, and any change that affects the setting of a heritage asset is tested harder.
For a house near the Site or in a conservation area, the drawings go beyond a floor plan. We include a street elevation, a section through the roofline and a note of materials, so an officer can judge the change in the setting without a site visit. Roof extensions, rooflights on front slopes and replacement windows are details an officer will look at closely.
The development plan is the Royal Greenwich Local Plan: Core Strategy with Detailed Policies, adopted in 2,014. We read its detailed policies on design and heritage alongside the constraints on your road and cite them in the covering note.
A short heritage statement can accompany the drawings when the setting is sensitive. It explains in plain English what is significant about the building or street and how the proposal responds, and it gives the officer something to quote in the report. We write one where the constraints check says it will help, and say so in the quote rather than adding it later.

Greenwich's decision figures, read honestly
Greenwich decided 624 householder applications in its latest twelve months and granted 77.1 per cent. Timeliness is good: 94.2 per cent were decided on time or inside an agreed extension.
A lower grant rate does not mean a harder council for every house. Heritage constraints can raise the bar for the first design. A scheme that has absorbed the heritage constraints before submission sits at the favourable end of the same statistics.
Larger rear extensions under prior approval are closely split. The council granted 82 and refused 76 in the latest national return, so that route needs the neighbours' position checked before it is chosen.
Since the clock starts only when an application is valid, we check the red line, the ownership certificate and the scale bars against the council's validation list before submitting. That avoids the quiet loss of weeks that a returned application causes.
Listed buildings, scheduled monuments and gardens
Historic England lists 540 entries in the borough, 28 at Grade I and 45 at Grade II*. Another 13 scheduled monuments and 4 registered parks and gardens intersect the area, and the heritage at risk register holds 22 entries.
There is no green belt in the borough (the dataset records 0 per cent), so the limits on a Greenwich extension come from heritage, neighbours and the Article 4 direction for houses in multiple occupation rather than from open-land policy.
We combine these layers in a single constraints note for your address, and flag the ones likely to touch the scheme.
Housing, levy and route
48.4 per cent of Greenwich households live in a house and 41.1 per cent own their home, so many applicants live in flats, where permitted development is not available. Terraced houses average £545,565.
A Lawful Development Certificate in Greenwich suits a house whose rights are intact; the council took in 437 certificate applications in the latest return. Otherwise a householder application costs £548.
Greenwich is in the Mayor of London's charging band 3, at £30.3 per square metre this year, and it also charges its own borough levy under its current schedule. We note any liability we can see.
Planning drawings in Greenwich: what you pay and what you get
Sets start at £745 with VAT included, fixed before we begin. They contain existing and proposed plans, elevations and sections, with location and block plans at stated scales.
Each sheet is checked by a second chartered technologist. If the council asks for changes we redraw at no charge until approval, and we do not predict the decision.
Before you instruct us, we can also confirm in a short note whether the project is likely to need listed building consent, a heritage statement or neither, so the fee reflects the true scope.

Questions
Does the World Heritage Site affect a house extension in Greenwich?
It can, through the setting of heritage assets. The data records 1 World Heritage Site in the borough, and we check your address against it and the 23 conservation areas.
What does Greenwich's householder grant rate tell me?
The council granted 77.1 per cent in the latest year. The figure describes the borough, not one house.
How much do planning drawings cost in Greenwich?
From £745 including VAT, fixed up front. The application fee goes to the council.
Does Greenwich have green belt?
The dataset records 0 per cent of the borough as green belt, so the limits come from heritage and neighbours instead.
