Retrospective planning application in Lambeth
Lambeth is a borough of Victorian terraces, rear outriggers and converted flats, and a retrospective planning application is how work built without consent is put right. The council granted 83.4 per cent of 595 householder decisions in its latest year. Fixed quote after a free constraints check.

How we work on retrospective planning applications
Seven steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Lambeth Design Guide parts that govern built work
Lambeth decides householder cases under the Lambeth Local Plan 2021, adopted in 2,021, and a set of design guide documents. The one that matters most for an alteration is the Lambeth Design Guide SPD Part 4: Building Alterations, Extensions and Retrofit; below-ground work falls under the Lambeth Design Guide SPD Part 5: Basements; and the general expectations sit in the Lambeth Design Guide SPD Part 2: Advice for All Development.
Part four is written for exactly the jobs owners do: rear extensions, roof alterations and retrofit work. Because it covers retrofit too, we also record insulation and cladding changes that were made without consent, which owners often forget to mention.
Our drawings follow the guide: we show the extension against the original outrigger, state the setback at upper floors and label materials with the same terms the council uses.

Basements, Article 4 and trees
Lambeth publishes 12 Article 4 directions drawn as 223 separate areas, and the pattern is fine-grained: one street may have lost its rights while the next has not. There are also 339 tree preservation orders and 226 zones.
Basements follow the Part five guide. If you excavated without consent, the council will want engineering evidence, and we arrange a basement impact assessment in Lambeth alongside the drawings. Where the work is above ground the designation check is simpler, and the price is lower.
Heritage and housing in the borough
The borough has 64 conservation areas and 953 listed entries, among them 883 at Grade II and 56 at Grade II*. Areas such as Brixton and Clapham carry designations, and there are 9 registered parks and gardens.
Only 24.8 per cent of households live in a house, so many cases involve a converted flat in a terrace. That brings leasehold questions, party structure issues and sometimes a freeholder who has to consent. We mention these in the constraints check so you are not surprised later.
Decisions, deadlines and costs
The council decided 595 householder applications and granted 83.4 per cent, with 93.4 per cent decided in 8 weeks or an agreed extension. Larger home extension prior approvals were granted 13 times and refused 18 times, and 401 lawful development certificates were sought.
The householder fee is £548, the decision period 8 weeks, and the enforcement time limit 10 years for most building works. Levy applies at £602/m² (Zone A Waterloo and Vauxhall Nine Elms); £422/m² (Zone B Kennington, Oval and Clapham); £301/m² (Zone C Brixton, Herne Hill and Tulse Hill); £241/m² (Zone D Streatham, Streatham Hill and West Norwood), with mayoral charging at £60 per square metre in band 2.
If the work could have been lawful, check the lawful development certificate route in Lambeth first.
Retrofit work and the things owners forget
Owners usually remember the extension but forget the small changes made at the same time: external wall insulation, a replaced front door, new rooflights, a rear balcony. Lambeth's guidance covers retrofit, and a change that looks small on site can matter when the house is in a conservation area.
We walk the property with you, list every external change made since the last known consent and decide which belong in the application. Including them now avoids a second retrospective case later.
Where a change is hard to see from the street, say so. We would rather record a small rooflight honestly than have an officer find it on a site visit, because an omission can cost more credibility than the change itself.
What you receive
The set holds a measured survey, as-built and proposed drawings, sections, location and block plans, and a design note keyed to the Design Guide. Our planning drawings in Lambeth are checked by a second chartered technologist.
The fee is fixed after the free check. See architectural drawings in Lambeth and the retrospective planning overview. We also serve Southwark and Wandsworth.

Questions
Which Lambeth guide covers rear extensions?
The Lambeth Design Guide SPD Part 4: Building Alterations, Extensions and Retrofit, together with the Lambeth Design Guide SPD Part 2: Advice for All Development for general expectations.
Can I regularise a basement in Lambeth?
Possibly. The Lambeth Design Guide SPD Part 5: Basements sets the evidence the council expects, and we coordinate the engineering input.
How many Article 4 areas does Lambeth have?
The council publishes 12 directions drawn as 223 areas, so we check your exact street.
What if I lease my flat?
You will probably need your freeholder to consent, and we flag that on the constraints check.
