New build drawings in Sutton
New build drawings in Sutton are the planning set for a brand new home on a suburban plot: site plan, floor plans, elevations, sections and street context. We prepare them from £1,450 including VAT. Sutton is outer London with big gardens and a low levy, which makes backland and infill sites attractive and makes the neighbours' windows, trees and access the first things we draw.

How we work on new build drawings
Seven steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

How Sutton charges for new homes and what its plan expects
Sutton's local test for a new dwelling is the Sutton Local Plan 2016-2031, adopted in 2,018, read with the Urban Design Guide SPD. The council's Design of Residential Extensions SPD is written for extensions, so it helps only where your scheme joins an existing house. We found no single numeric garden or window-distance figure for new dwellings in the sources we hold, so the officer's judgement of character and amenity carries more weight than a table would.
The money side is simple. The borough levy is £100/m² (Residential, borough-wide), one rate across the borough, so there is no zone to argue about. The Mayor's levy is in band 3 at £30.3 per square metre for permissions granted this year, the lowest band in London. We still put both figures into the first appraisal, because they are charged on new floor area and a larger house costs more.

What Sutton's own decisions tell you about a new house
A single house is a minor application. In its latest twelve months of published figures Sutton decided 196 minor applications, granted 76.5 per cent and decided 87.8 per cent in time or within an agreed extension. Householder schemes were granted at 91.8 per cent, so officers are more cautious with new dwellings than with extensions. Those are past statistics, and each site is judged on its own facts.
The land explains the interest in infill. Domestic gardens make up 34.5 per cent of the borough's land in the national land-use database, and 62.9 per cent of households live in a house. Detached homes average £1,038,684 against £464,085 for terraces, which is why a plot split can look attractive on paper and need careful drawing to be accepted.
Green Belt, heritage and Article 4 in Sutton
About 14 per cent of the borough is mapped as Green Belt, so a site near its edge needs a different argument from one in the middle of a suburb. Beyond that, the borough holds 8 conservation areas, 209 listed building entries and 6 scheduled monuments that intersect its boundary, plus 7 Heritage at Risk entries. These are modest numbers beside inner London, but a single listed neighbour or protected tree can still reshape a layout.
Our architectural drawings hub for Sutton lists how these constraints affect each of our services, and we check each against your address during the free constraints check.
The route, the timetable and the council fee
A new dwelling needs a full planning application. The statutory period is 8 weeks for a non-major scheme and 13 weeks for a major one, where major means Major development: 10 or more dwellings, or a site of 0.5 ha or more where the number is unknown. The council charges £610 per dwelling for up to nine homes, separately from our fee.
Alongside the drawings, the application needs a clear position on biodiversity net gain. On small sites the current rule is that From 6 Aug 2026 BNG does not apply to sites of 0.2 ha or less; the self-build exemption ended for applications from 6 Aug 2026. Our planning drawings in Sutton page explains the surrounding householder and full-application routes.
From first call to a checked planning set
We begin with a free constraints check, then survey the plot and build it in 3D. Two or three layouts are drawn so you can see how plot width, parking and garden depth trade against each other. The chosen scheme becomes the full planning set, and a second chartered technologist checks every sheet before it goes to the council. Changes the council requests are redrawn at no further charge.
After a decision the model carries forward into construction drawings in Sutton. Owners comparing outer-London boroughs may also read our new build drawings in Waltham Forest, where the levy is zoned.
