Redbridge, London

New build drawings in Redbridge

Redbridge charges a single flat levy across the whole borough, and 34 per cent of it is covered by Green Belt, so the first question for a new house is where the plot sits. We are MCIAT chartered architectural technologists, and our new build drawings in Redbridge start at £1,450 including VAT.

How we work on new build drawings

Seven steps from first call to approval.

The same model cut through the middle: every floor, the stair, the chimney breasts, the new mansard, rear extension and basement in section
Section through the model: every floor on one datum.
    1. Enquiry and constraints check

We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.

    2. Measured survey

We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.

    3. Design options

We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.

    4. Design frozen

You choose an option in writing. Nothing changes after this without your say.

    5. Independent check

A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.

    6. Submission

We prepare the forms, certificates, fee and documents and submit through the Planning Portal.

    7. Officer liaison

We answer the planning officer and make any amendments within five working days, at no charge until approval.

Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

The Housing Design Guide and a new dwelling in Redbridge

The council's Housing Design Guide SPD is the document its officers use to test a new home, within the Redbridge Local Plan 2015-2030. We draw the quality of the dwelling itself, such as room sizes, aspect and storage, as well as how it meets its street.

That mix means a new-build set here has to be strong inside as well as outside. We mark the floor area of every room, show the aspect of each habitable room and place storage and refuse on the plans, so they are part of the design rather than afterthoughts. For the nationally described space standard, the figures we work to are: Minimum GIA: 1b1p 39 m² (37 m² with shower), 1b2p 50 m², 2b3p 61 m², 2b4p 70 m² (one-storey dwellings); 3b4p 74 m², 3b5p 86 m².

Externally, we draw the plot against its street, with the neighbouring ridge and eaves heights on an elevation and a plan of the garden left to the new home and to the existing one.

Orientation and outlook are drawn explicitly. Each habitable room is labelled with the direction it faces, and a section through the plot shows the window heads and sills against the neighbours, so the officer sees at once that the main rooms have an outlook and that no window looks straight into another home at close range.

Green Belt and the edge of the borough

Green Belt polygons cover 34 per cent of the borough. A new house inside it faces a stricter national test than one in Ilford or Wanstead. We confirm the designation for your address in the first check.

The borough also has 16 conservation areas and 134 listed building entries, so some plots carry a heritage constraint as well. We check both at the outset.

Domestic gardens make up 27.4 per cent of the borough's land, and a house in the end or side of a garden is a common proposal. Our topographical survey page explains how levels and boundaries are recorded for such a plot.

If your plot is close to open land, we also check the edge treatment: the boundary, the height of the new building against its neighbours and the view from the open side, since those are the aspects a Green Belt edge draws attention to.

How Redbridge decides minor housing applications

A single house or small terrace is a minor application. Redbridge decided 387 in the latest return and granted 69.8 per cent, with 88.4 per cent decided in time.

The householder grant rate is 82.8 per cent, so a new building is again harder than an extension. See our planning drawings page for extensions and alterations, and our planning appeals page for what follows a refusal.

A complete first submission matters more than any other single step, and we check every sheet against every other before it is issued.

The statutory period for a minor decision is 8 weeks unless an extension is agreed, and we plan the survey, the drawings and the supporting statement so that everything arrives together.

A flat levy and a Mayoral band

Redbridge's CIL is £125.56/m² (flat rate, all uses, whole borough). There are no zones to work out, which makes budgeting simpler than in boroughs with several rates.

The Mayor adds band 2, indexed to £72.73 per square metre this year. Both are charged on gross internal area, which we compute per storey on the drawings.

Detached houses here average £1,095,799 and terraced houses £534,863, and 57.1 per cent of households own their home.

Self-build can reduce the bill. Self-build housing built or commissioned by and occupied by P as main residence can claim exemption. If that is your plan, tell us at the first call so the information needed for a relief claim is gathered from the beginning of the design rather than at the end.

What our new build drawings in Redbridge include

A fixed fee from £1,450 including VAT covers the surveyed site plan, plans, elevations, sections, roof plan and street scene, with a second chartered technologist checking every sheet. Redraws the council asks for are included.

Our building regulations drawings and construction drawings pages describe the stage after permission.
