Velux loft conversion drawings in Barking and Dagenham

Velux loft conversion drawings for a Barking and Dagenham house start at £695 including VAT. A rooflight conversion leaves the roof shape alone, so the council's tough dormer tests mostly fall away. What decides the route is the address: the borough has 3 Article 4 directions and 4 conservation areas, and either can pull a simple rooflight job into a planning application.

How we work on velux loft conversion drawings

Nine steps from first call to approval.

The same model cut through the middle: every floor, the stair, the chimney breasts, the new mansard, rear extension and basement in section
Section through the model: every floor on one datum.
    1. Enquiry and constraints check

We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.

    2. Measured survey

We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.

    3. Design options

We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.

    4. Design frozen

You choose an option in writing. Nothing changes after this without your say.

    5. Independent check

A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.

    6. Submission

We prepare the forms, certificates, fee and documents and submit through the Planning Portal.

    7. Officer liaison

We answer the planning officer and make any amendments within five working days, at no charge until approval.

    8. Building regulations

Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.

    9. Approval and hand-over

Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.

Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Velux loft conversion drawings in Barking and Dagenham: what the council's guidance covers

The borough's roof guidance sits in the Residential Extensions and Alterations SPD. Its tests are written around volume added to a roof: dormers belong at the rear and within the slope, front and side dormers are considered unacceptable in most cases, and hip-to-gable work is not acceptable in most circumstances. Our research found no rooflight-specific rule in it, which is the useful point for this page. A Velux scheme adds no bulk, so none of those volume tests is triggered.

That is why a Velux conversion is the lightest roof project the council sees, and why it often suits a family in a terrace who wants one more bedroom without arguing a dormer.

There is a second document for part of the borough. Streets on the Becontree Estate are covered by the Becontree Estate SPD and Design Code, which is worth reading before you choose where rooflights go. Rooflights on a front slope can matter to an estate design code in a way they would not on an ordinary suburban street, so we read it against your address before we draw.

Article 4 directions and conservation areas on the roof

An Article 4 direction can take away permitted development rights that a house would otherwise have, including some roof alterations. Barking and Dagenham publishes 3, covering 3 mapped areas, and its 4 conservation areas bring tighter control of their own. The listing has weight too: Historic England records 49 entries in the borough.

Where none of that applies, the national rule governs the units: Roof alterations (e.g. rooflights) may not protrude more than 0.15 m beyond the roof plane. We draw the rooflights on the roof section with the projection dimensioned, because the officer, and later the building control surveyor, will look for it.

Anything inside a direction or conservation area is checked first, before a single measurement goes onto a plan.

Lawful development certificate or full application

Where a house keeps its permitted development rights, a Velux conversion can usually go through a certificate that confirms the work is lawful without a planning application. Barking and Dagenham dealt with 345 certificate applications of all kinds in the latest year, so the route is well used here. We prepare the drawings and the covering evidence for a lawful development certificate where the address allows it.

Where it does not, a householder application follows. In its latest year the council decided 388 of them, granted 66.5 per cent and met its deadline in 100 per cent of cases. A grant rate below one hundred per cent is a reason for careful drawings, not a forecast: those figures include every project type, from extensions to porches.

Houses, headroom and who uses a Velux loft here

This is a borough of houses, with 68.8 per cent of households living in one, and the average terraced home sold for £409,511 in the latest figures. For many families the roof is the most affordable place to find another room, which is why loft work is common.

Headroom is the make-or-break number. A rooflight conversion only works if there is enough height at the ridge to make a room and a stair. We take a measured roof section first and, where the stair lands awkwardly, we test it against the guidance on stair headroom before suggesting a layout.

Where a full two-metre clearance is out of reach, the building regulations give a relaxation for loft stairs: Loft conversions where 2.0 m cannot be achieved: 1.9 m at the centre of the stair, 1.8 m at the side (half width). We draw the stair on the section with that clearance dimensioned, so there is no doubt on site about where the head of the stair must land.

Often the better plan is a rooflight at the rear and a modest one at the front, set where the stair meets the floor, with the bed under the low side and storage tucked into the eaves. Every one of those choices is a few centimetres of height, which is why the survey comes before the layout and not after it.

On a plain pitched roof with the ridge running front to back, the slopes are long, the rooflights can be spaced evenly and the stair can run parallel to the party wall without crossing the best part of the room.

What the set contains and what it costs

A Barking and Dagenham Velux set shows the existing and proposed floor plans, a roof section with the stair and rooflight heights, elevations of each slope and the location and block plans. Velux loft conversion drawings start at £695 including VAT, fixed before you commit, and a second chartered technologist checks every sheet. If the council asks for changes we redraw at no charge until approval.

The same survey carries on into building regulations drawings in Barking and Dagenham, where the floor, stair, escape window and fire protection are specified.
