How we work on l-shaped dormer drawings

Nine steps from first call to approval.

The same model cut through the middle: every floor, the stair, the chimney breasts, the new mansard, rear extension and basement in section
Section through the model: every floor on one datum.
    1. Enquiry and constraints check

We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.

    2. Measured survey

We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.

    3. Design options

We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.

    4. Design frozen

You choose an option in writing. Nothing changes after this without your say.

    5. Independent check

A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.

    6. Submission

We prepare the forms, certificates, fee and documents and submit through the Planning Portal.

    7. Officer liaison

We answer the planning officer and make any amendments within five working days, at no charge until approval.

    8. Building regulations

Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.

    9. Approval and hand-over

Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.

Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Camden guidance for an L-shaped dormer

Camden's householder document is the Home Improvements CPG (Camden Planning Guidance), backed by the Design CPG (Camden Planning Guidance) and the Camden Local Plan. The guidance sets no measured rule for L-shaped dormers that we can cite, so officers use judgement on bulk, materials and visibility from the street and from neighbouring gardens.

That judgement is strict where a roof is seen as part of a terrace. A row with an unbroken roofline reads as a group from the street, and one large dormer can interrupt it. We therefore draw the terrace elevation with the proposal in place, so the effect is visible before submission.

The Amenity CPG (Camden Planning Guidance) adds tests for privacy and outlook, which matter because an L-shaped dormer gives a new room a view over several gardens.

Materials carry much of that judgement. A dormer clad to match the roof slope, with windows that line up on those of the floors below, sits more quietly than a rendered box, so the cladding and window positions are fixed on our elevations rather than left for later. Gardens behind a terrace are often overlooked from several houses, and the windows in the outrigger arm are placed and sized with that in mind.

    Designations decide the route

Camden publishes 21 Article 4 directions as well as 40 conservation areas, and Historic England lists 1,971 entries. The national position in a conservation area is: Class B roof enlargements are not permitted development on article 2(3) land.

So in much of the borough an L-shaped dormer is a planning application, drawn as in our planning drawings in Camden. We search the address, and if you are outside every designation, a certificate may confirm the permitted route.

How Camden has treated householder schemes

The council decided 394 householder applications in its latest year and granted 89.1 per cent. It decided only 77.7 per cent within eight weeks or an agreed extension.

The practical advice is to allow time. A clear, complete submission is the best protection against the further delay of a request for more information.

Plan the build around a decision window that may run past the target, and book contractors only once the permission is in hand.

Appeals and houses in a flat-dominated borough

The Planning Inspectorate decided 76 householder appeals and allowed 35.5 per cent. Only 13.3 per cent of households live in a house or bungalow, so each house with a loft to convert is unusual in the borough.

    The national limits

If permitted development is open, the volume cap is: 40 m³ (terrace house) / 50 m³ (any other house) additional roof volume. Height must satisfy: No part higher than the highest part of the existing roof. The junction rule is: Eaves-retention and 0.2 m set-back do not apply where the enlargement joins the original roof to the roof of a rear or side extension.

We run the volume on the model for you, and if the L is too large we show the reduced version beside the planning one.

    Party walls, stairs and fire

Where a terrace or semi shares its roof structure with a neighbour, notices apply: Party structure notice at least 2 months before work. The stair allowance is: Loft conversions where 2.0 m cannot be achieved: 1.9 m at the centre of the stair, 1.8 m at the side (half width). The fire rule for taller conversions is: New storey above 4.5 m by loft conversion: protect the full escape route with fire-resisting doors (min E 20) and partitions (min REI 30).

The building regulations drawings in Camden cover these, and the party wall notices service prepares the notices.

What you receive and the cost

For a fixed quote after a free constraints check, VAT included, you receive plans, the roof section, elevations and location and block plans. Every sheet is read by a second chartered technologist (MCIAT) before issue; if officers ask for amendments, we redraw them free until approval.

A plain roof may be easier, so compare dormer loft conversion drawings in Camden. The overview is architectural drawings in Camden, and Islington and Haringey are next door.
