Southwark's limit on raising the roof for a loft conversion
Where a roof is too low for a comfortable loft room, the instinct is to lift the ridge. The council's Householder development SPD addresses that directly, in section 3.6.5. Ridge raises are not encouraged. Where one is accepted, the front slope may be extended upwards by no more than the council's figure of max 400 mm, with the roof gradient unchanged and the extension kept within the chimneys.
That sentence carries three tests, and each one is drawn. The height is dimensioned on the section. The gradient is shown to be the same before and after. The chimneys are shown on the elevation so the officer can see that the new ridge stays between them. A scheme that fails any one of the three starts from a weak position.
We measure the existing roof carefully on survey, because with a cap this tight a small error in the ridge height matters. Where the loft is too low even with the permitted raise, we suggest a rear dormer instead, which gains headroom without touching the ridge. The guidance supports the Southwark Plan 2022.

Loft enlargement in section: the permitted development limits
A dormer on the rear slope, with the limits that decide whether it needs planning permission.
- A · Extra roof volume allowed
- 40 m³ (terrace house) / 50 m³ (any other house) additional roof volume
- B · Set-back from the eaves
- Original eaves maintained; enlargement set at least 0.2 m from the eaves measured up the roof slope, so far as practicable (not required for hip-to-gable or roofs joining a rear/side extension)
- C · Height limit
- No part higher than the highest part of the existing roof
Conservation areas and Article 4 directions in Southwark
Southwark has 53 conservation areas, and a loft enlargement is not permitted development in any of them. The borough also has 480 Article 4 directions, which remove other rights, so an address can be restricted even outside a conservation area. Historic England lists 919 entries here, and a listed house needs its own consent for most roof work.
For that reason, our free check of the address comes first. It reads the conservation area map, the listing, the Article 4 coverage and the planning history of the street, and it tells you which route is open before you spend anything on design.
Flats, houses and the permitted route
Only 21.8 per cent of Southwark households live in a house or bungalow at the last Census. The permitted development right for a loft covers houses, not flats, so for most Southwark homes the route is an application, often with the freeholder's consent as well.
For a house outside the restricted areas, the allowance is set by volume: 40 m³ (terrace house) / 50 m³ (any other house) additional roof volume. The front slope facing a highway is excluded, and no part may rise above the highest part of the existing roof. That last limit is why a ridge raise needs permission even on a house that otherwise qualifies.
How Southwark has been deciding householder applications
In its latest published year Southwark decided 558 householder applications and granted 94.8 per cent of them. 95.3 per cent were decided within eight weeks or an agreed extension.
The grant rate covers every kind of householder project, so it is a guide to the council's general approach and not a forecast for a loft. We never treat it as a promise. A loft drawn to the ridge cap and to the roof guidance is the best preparation you can make.
Stair, fire and the drawings you receive
A loft set shows the existing and proposed plans, the stair, the roof section and every elevation, with the location and block plans for the application. The stair is drawn to the building regulations concession for lofts: Loft conversions where 2.0 m cannot be achieved: 1.9 m at the centre of the stair, 1.8 m at the side (half width).
Loft conversion drawings start at £695, VAT included, fixed before you commit, and are normally ready about a week after the survey. A second chartered technologist checks each sheet, and if the council asks for changes we redraw at no charge until approval.
Where the floor below is tight, we try the stair in more than one position on the model before suggesting one. Each version shows what the landing takes from the floor below, how the new door sits against the existing wall and where the escape route runs. You choose with the cost of each in front of you, not after the builder has priced it.
