Wandsworth's guidance and what it means for a garage

Wandsworth's design guidance for home alterations is its Housing SPD (covers rear extensions, basements, roof extensions and loft conversions). We looked for a figure in it aimed at garages and found none, so a conversion is read against the general tests the guidance applies to any change to the front or side of a house.

That makes the drawing itself the argument. If the garage door becomes a window and a panel of brickwork, the sheet has to show how the new front sits with the houses either side: the brick, the sill height, the head of the opening and the line of the old lintel. Where the garage is set in a row, we draw the row.

The side and rear matter less for a garage, but a new window in a flank wall can look onto a neighbour and raise privacy concerns. We keep new openings on the front or inside the existing walls wherever the layout allows.

Conservation areas, listed buildings and heritage

Wandsworth has 46 conservation areas. Historic England lists 312 entries in the borough and records 8 on its Heritage at Risk Register. Inside a conservation area an external change to the front of a house is looked at harder, and a listed house needs listed building consent for most alterations.

A garage on an ordinary suburban frontage can still be a permitted-development job. A garage in one of the conservation areas often is not, and we find that out from the address before we suggest a route. If the house qualifies, a Lawful Development Certificate in Wandsworth records the position in writing.

Houses, flats and the route to permission

Only 31.4 per cent of Wandsworth households live in a house or bungalow, and 42.5 per cent own their home. Householder rights cover houses, not flats, so a garage belonging to a flat or a block needs an application where a house owner's might not. A lease may also need the freeholder's consent.

The national position for the work inside is plain: Works affecting only the interior, or not materially affecting external appearance, are not development. Where the front changes, the rule is: Exterior materials must be of similar appearance to the existing house (conservatories excepted). Where a house needs an application, the householder fee is £548, drawn with our planning drawings in Wandsworth.

    How Wandsworth decides householder applications

Wandsworth decided 977 householder applications in its latest published year. It granted 91.9 per cent, and 92.4 per cent were decided within eight weeks or an agreed extension.

The figure is across every household project and says nothing about a single garage, so we use it to plan the timetable and the council's guidance to plan the design.

Technical drawings for the converted garage

Building Regulations approval is needed in every case, even without a planning application. The energy test is: New elements in existing dwellings, limiting U-values W/(m²·K): roof 0.15, wall 0.18, floor 0.18, windows 1.4 (or WER Band B), doors 1.4. The ventilation rule is: Intermittent extract: kitchen 30 l/s with cooker hood (60 l/s otherwise), utility 30 l/s, bathroom 15 l/s, WC 6 l/s.

A garage floor is often below the level of the house and the slab thin, so the damp and insulation details need care. They go on our building regulations drawings in Wandsworth, so a builder prices the same floor you have designed.

What you receive, and neighbouring boroughs

A Wandsworth set shows the garage as built and as converted: plans, elevations, a section through the floor and wall, and the block plan. Garage conversion plans start at £695 with VAT included, fixed before you commit. A second chartered technologist checks every sheet, and if the council asks for changes we redraw at no charge until approval.

    Questions

Do I need planning permission to convert a garage in Wandsworth?

Not always. If the work is internal or the front keeps its appearance, none may be needed. In a conservation area, in a flat, or where a condition restricts it, an application is the route.

Does Wandsworth have a specific rule for garage conversions?

We found no garage-specific figure in the Housing SPD, so a conversion is judged on its general design tests. Our drawings show the new front beside its neighbours.

How much do garage conversion plans cost in Wandsworth?

From £695 including VAT, fixed up front. If a house needs an application, the householder fee of £548 is paid separately to the council.

Is my Wandsworth street in a conservation area?

The borough has 46. Send us the address and we check it in the free constraints check, before any drawing is started.
