Garage conversion plans in Southwark
Garage conversion plans for a Southwark home start at £695 including VAT. Before the room, we work out who owns the garage and which of the borough's 480 Article 4 directions touch the street, because in Southwark those two answers decide more than the design does.

How we work on garage conversion plans
Seven steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Who can say yes to a Southwark garage conversion
Garages are scarce here. Only 21.8 per cent of households live in a house and 28.9 per cent own the home they live in, so a garage is as likely to be a lock-up behind an estate or a bay in a block as an integral door on a terrace. Each has a different owner.
We ask for the title or lease on the first call. A garage let by a landlord, or governed by an estate management company, cannot be converted without that party's agreement, whatever the council thinks. A freehold garage in a later terrace can usually go ahead on planning grounds alone.
Then we measure what is physically there: the opening, the slab level against the house floor and the run of the drains. The first design is drawn on those dimensions instead of an estimate, which saves a redraw later.

Southwark's Article 4 directions and heritage
National planning data lists 480 Article 4 directions in Southwark and the council publishes 53 conservation areas. Where a direction applies, the right to alter the front of a house without an application can be withdrawn, and a changed garage front is exactly the sort of work it catches.
Historic England records 919 listed entries here. A listing can cover a garage or outbuilding that looks like a later addition, so we check the national list as well as the council map. On a listed house even internal works may need consent.
Protected trees also shape a garage frontage. The planning data service records 724 tree preservation zones, and a protected tree beside a drive can move a drain run or a new opening.
Where we cut into or underpin a wall shared with a neighbour, the Party Wall etc. Act 1996 may apply, and the plans mark it.
Householder guidance and what it leaves open
The council's Householder development SPD works with the Southwark Plan 2022 and is the guide a garage conversion is read against, because the front of the building changes. We found no figure in it that applies only to garages.
That leaves the proposal to be judged on its look and its neighbours. The elevation sheet therefore shows the infilled opening, the window and the brick beside the houses either side, so the officer is comparing like with like.
Picking the route in Southwark
The law starts in your favour: Works affecting only the interior, or not materially affecting external appearance, are not development. If the door stays and no condition on the original permission removes that freedom, you may need no application.
Change the front inside an Article 4 area and an application normally follows. We decide this in the free constraints check. A clear internal conversion is confirmed with a Lawful Development Certificate in Southwark, and a protected front goes in with our planning drawings in Southwark, where the council fee is £548.
The borough also holds an Article 4 direction on houses in multiple occupation. If the room is meant to be let separately, start from our HMO conversion drawings in Southwark instead.
Southwark's figures, and why they are only a guide
Across every kind of home improvement Southwark decided 558 householder applications in its latest year and granted 94.8 per cent. It met the eight-week clock, or an agreed extension, for 95.3 per cent. A rate that high covers rear extensions, lofts and porches alike, so it says little about a garage front.
The levy is easier to state. Southwark charges £598/m² (Zone 1); £300/m² (Zone 2); £74/m² (Zone 3) on new residential floor area, and a conversion inside the existing walls creates none, so the charge does not normally reach this kind of job.
A cold slab, a thin wall and a fixed fee
An old garage floor is usually bare concrete, often set lower than the house, and the walls may be one brick thick. For a room people will sleep in, new elements are limited to: New elements in existing dwellings, limiting U-values W/(m²·K): roof 0.15, wall 0.18, floor 0.18, windows 1.4 (or WER Band B), doors 1.4. We test the build-up against the surveyed levels and tell you what it takes off the ceiling height, so there is no argument with the builder after the slab is down.
The set costs £695, VAT included and quoted before work starts. A second MCIAT technologist checks each sheet, and the pack for building control is our building regulations drawings in Southwark.
Compared with the boroughs either side
Fronts are judged differently across each boundary, so Lambeth, Lewisham and Tower Hamlets are worth comparing. For the borough as a whole see architectural drawings in Southwark; the general method sits on the garage conversion plans page.

Questions
Do Southwark's Article 4 directions affect a garage conversion?
They can. Where a direction covers your street, changing the front of the house may need an application. We check your address against the directions first.
Which guide governs a garage conversion in Southwark?
The Householder development SPD, read with the Southwark Plan 2022. It has no garage-only figure, so the design tests of the front elevation apply.
What do garage conversion plans cost in Southwark?
From £695 including VAT, fixed up front. A council fee of £548 applies if a householder application is needed.
Can I convert a garage that belongs to my landlord or estate?
Not without their consent. We ask for the title or lease before we begin, because a lease can forbid the change whatever the planning position.
