Garage conversion plans in Islington
Garage conversion plans for an Islington home start at £695 including VAT. Garages are scarce in a borough where only 16.3 per cent of households live in a house, so the first question is who owns the garage, and the second is what the street frontage will look like afterwards.

Garage conversion plans in Islington: what the council looks at
We found no figure in Islington's guidance that applies only to garages, so a conversion is judged against the council's general design policy. The two documents we draw against are the Islington Urban Design Guide SPD, which governs how a frontage may change, and the Islington Local Plan: Strategic and Development Management Policies, Site Allocations, and Bunhill and Clerkenwell Area Action Plan. Both matter because the first visible thing a garage conversion alters is the front of the house.
Tenure is the other filter. Of the borough's 96,496 households, 26.7 per cent own their home. A garage in Islington may belong to a mews house, a terraced house with an integral door, or a leasehold block with a garage court. In a block, the garage may sit outside your lease or inside it with a covenant against residential use, and a conversion can breach that covenant even where planning rules are silent.
So we ask for the lease or title plan before we measure anything. If the freeholder must agree, that conversation starts first and the drawings then support it.

Heritage controls on an Islington garage front
Islington publishes 41 conservation areas, so a large part of the borough has extra control over street-facing changes. A garage door sits right on that frontage. Swapping it for brickwork and a window changes the rhythm of the terrace or the mews, and the council will compare your design with its neighbours.
Historic England lists 1,050 entries inside the boundary. If your house is listed, or sits beside a listed building, the infill panel, the window pattern and the colour of the new opening all need justification. Where the garage is part of a listed house, listed building consent applies to internal works too.
On the drawings we show the new front in elevation next to the existing one, with the brick bond, lintel and any recess drawn at scale, because a case officer reads that sheet first.
Permission, certificate or no application
The national starting point is helpful: Works affecting only the interior, or not materially affecting external appearance, are not development. A conversion that leaves the door as it is can therefore need no planning application. If you want the room to look like a room from the street, the front changes, and in a conservation area that change is looked at closely.
Where the outcome is clear we recommend a lawful development certificate in Islington, which gives you the position in writing for a sale or a mortgage valuer. Where the front changes in a protected street, the route is householder permission, drawn as our planning drawings in Islington.
A planning condition on the original estate can also require the garage to stay available for cars. We search the decision history for the address in the free constraints check.
How Islington has handled householder applications
In its latest twelve published months Islington granted 92.6 per cent of householder applications and decided 98.8 per cent within eight weeks or an agreed extension. These figures describe every household project in the borough, not garages alone, and they say nothing about a single address.
They do help with planning your timetable. A terraced home here sells for an average of £1,151,398, so an extra habitable room is worth the time it takes to draw the frontage properly the first time. The borough also sits in band 1 of the Mayor's levy at £96.97 per square metre, but a conversion that adds no floor area outside the existing walls is normally not where that charge arises.
What the Islington garage set contains
Your set shows the garage as it stands and as converted: plan, front and rear elevations, and a section through the floor and wall. The section is where the room is won or lost. It shows the new insulated slab, the lined wall and the damp-proof detail that turn a cold store into a bedroom or office.
A bedroom also needs a way out. Approved Document B sets the test for the window: Escape window: unobstructed openable area at least 0.33 m², at least 450 mm high and 450 mm wide, bottom of opening no more than 1100 mm above floor. We position and size the opening to pass it and show it on the elevation, so the egress window and the street-facing design are settled together.
The fee is £695, VAT included and fixed before work starts. A second chartered technologist checks every sheet. If the council asks for changes, we redraw free of charge. Because leasehold flats are so common here, you may also want our flat conversion drawings in Islington, and the technical detail for building control sits with our building regulations drawings in Islington.

Questions
Can I convert a garage in an Islington flat block?
Possibly, but the lease decides before planning does. If the garage is yours, check for a covenant against residential use. If it belongs to the freeholder, you need their consent first. We ask for the lease at the start.
Does a garage conversion in Islington need planning permission?
Not if the work is internal and the front keeps its appearance. Replacing the door with a wall and window changes the elevation, and in one of Islington's 41 conservation areas that normally means an application.
How much do garage conversion plans cost in Islington?
From £695 including VAT, fixed up front. Any council fee is paid separately.
Which design guide does Islington use for a new garage front?
The Islington Urban Design Guide SPD, read with the Islington Local Plan: Strategic and Development Management Policies, Site Allocations, and Bunhill and Clerkenwell Area Action Plan. We draw the front elevation against both.
