Velux loft conversion drawings in Barnet

Velux loft conversion drawings for a Barnet house start at £695 including VAT. Rooflights add no volume, so Barnet's detailed dormer tests do not apply, but the borough's heritage map still can: it publishes 15 Article 4 directions and 16 conservation areas. We check the address against both before any drawing is started.

How we work on velux loft conversion drawings

Nine steps from first call to approval.

The same model cut through the middle: every floor, the stair, the chimney breasts, the new mansard, rear extension and basement in section
Section through the model: every floor on one datum.
    1. Enquiry and constraints check

We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.

    2. Measured survey

We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.

    3. Design options

We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.

    4. Design frozen

You choose an option in writing. Nothing changes after this without your say.

    5. Independent check

A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.

    6. Submission

We prepare the forms, certificates, fee and documents and submit through the Planning Portal.

    7. Officer liaison

We answer the planning officer and make any amendments within five working days, at no charge until approval.

    8. Building regulations

Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.

    9. Approval and hand-over

Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.

Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Velux loft conversion drawings in Barnet: how the Part 4 guidance treats rooflights

Barnet's extension rules are in the Sustainable Design and Development Guidance SPD, Part 4: Guidance on residential extensions and alterations. Most of what it says about roofs is about dormers: where a scheme is not permitted development, rear dormers should be inset at least 0.5 m from the eaves, ridge and edges of the original roof, and front dormers are not supported unless they are a common feature of the street. Those insets are exactly what a Velux scheme avoids, because nothing stands proud of the slope.

The guidance does reach rooflights in one place. In conservation areas and on listed buildings it asks for flush, conservation-type rooflights on front and rear slopes that do not dominate the roof. So the borough's position is simple to state: outside the designated areas rooflights are ordinary, and inside them the detail of the unit matters as much as the count.

We therefore choose the product with the address in mind, and on a designated street we specify a flush unit and show its fit in section.

Article 4 directions: the Barnet check we run first

Barnet publishes 15, mapped as 48 separate areas, alongside 16 conservation areas. Historic England also records 651 list entries in the borough, so for many older houses permitted development cannot be assumed.

A direction can remove rights over roof alterations on the front of a house while leaving the rear alone, and the wording of each is different. So we read the actual direction for your road, not the map alone, and tell you which slope can take rooflights under the national rule and which needs an application.

On the slope where rights remain, the units have to sit close to the roof. The escape window is the other dimension that is fixed: Escape window: unobstructed openable area at least 0.33 m², at least 450 mm high and 450 mm wide, bottom of opening no more than 1100 mm above floor.

Route and record: certificate, householder application, appeal

Where permitted development holds, we prepare a lawful development certificate pack with the roof section and rooflight schedule. Where it does not, the householder route applies. Barnet decided 1,361 householder applications in its latest year, granted 80.2 per cent and met its deadline in 95.1 per cent of cases.

Barnet's appeal record is worth knowing. The Planning Inspectorate decided 413 householder appeals here over the last five years and allowed 50.6 per cent of them. That says more about how often the council and applicants disagree than about any one roof. For a Velux scheme the practical lesson is to send the application with a clear roof section and a short note on rooflight size and number, so the officer has nothing to guess.

Size, number and position of rooflights

Rooflights are easy to overdo. Three units that each look modest can crowd a front slope, and the council's guidance on conservation areas is aimed at exactly that. We set the number from the room: one large unit above the stair, one or two over the bed and, where the rear slope allows, a pair centred on the gable below.

The orientation of the slope matters as much as the count. A rear slope that faces south gives a bright room and sometimes too much summer heat, so we show the glazing area and suggest blinds or solar-control glass where it is needed. A north-facing slope gives even light and loses more heat, which is why the roof insulation and rooflight specification are tied together on the drawings.

Inside, the stair is the constraint. We draw its landing against the ridge line so the headroom is shown on the sheet, and we mark the first-floor ceiling so the opening in the floor can be sized properly. If a rooflight cannot reach the escape window height, we move the bed.

    Timing, survey and neighbours

We begin with a measured survey of the roof void and the floor below, because the dimensions of the existing joists, the ridge height and the position of the chimney breast decide what is possible. The survey takes a single visit for most Barnet houses, and the drawings are normally ready about a week afterwards.

A rooflight conversion usually does not need a party wall notice for the rooflights themselves, but strengthening the floor or cutting into a shared wall can. We say which applies when we issue the drawings, so you can speak to the neighbour in good time.

    Questions

Can I fit Velux windows in a Barnet conservation area?

Often yes, but with care. The Part 4 guidance asks for flush, conservation-type rooflights on front and rear slopes that do not dominate the roof, and the borough has 16 conservation areas to check.

How many Article 4 directions does Barnet have?

The council publishes 15, mapped across 48 areas. We read the direction that covers your road.

How much do Velux loft conversion drawings cost in Barnet?

From £695 including VAT, fixed before you commit.

Do rooflights need the same setback as a dormer in Barnet?

No. The inset of 0.5 m applies to rear dormers; a rooflight sits in the slope and is judged on size, number and, in conservation areas, how flush it is.
