Dormer loft conversion drawings in Bexley
Dormer loft conversion drawings for a Bexley house start at £695 including VAT. Bexley's design guidance asks for dormers to face the rear and for a roof extension to sit back from the main wall, so it never reads as an extra storey. We draw to that from the first sketch.

What Bexley asks of a dormer
The council's Design and Development Control Guidelines SPD sets two tests for roof work. A dormer should face the rear, and a roof extension should be set back from the main wall of the house so that it does not look like an additional storey. A dormer that breaks either test starts the conversation on the back foot.
Bexley's householder extension guidance is the Design Guide SPD Part 2: Building Alterations and Extensions, which sits under the Bexley Local Plan. The dormer rule itself gives no single dimension. The judgement is about appearance and position, so the drawing has to show the set-back clearly, in section as well as in elevation.
For us, that means the dormer wall is pulled back from the face of the house below, and the cheek sits inside the line of the roof edge. If the house is in a conservation area or has lost its rights, the same geometry is what the planning officer reads.
Materials and windows follow the house. The national rule for exterior finishes is that they are Exterior materials similar in appearance to the existing house, and upper-floor side windows must be Upper-floor side windows obscure-glazed and non-opening below 1.7 m above floor. We specify tile-hanging, zinc or cladding after looking at the existing roof, because a dormer that echoes the house reads as a smaller change.

Loft enlargement in section: the permitted development limits
A dormer on the rear slope, with the limits that decide whether it needs planning permission.
- A · Extra roof volume allowed
- 40 m³ (terrace house) / 50 m³ (any other house) additional roof volume
- B · Set-back from the eaves
- Original eaves maintained; enlargement set at least 0.2 m from the eaves measured up the roof slope, so far as practicable (not required for hip-to-gable or roofs joining a rear/side extension)
- C · Height limit
- No part higher than the highest part of the existing roof
Conservation areas and listed houses in Bexley
The borough has 23 conservation areas and Historic England records 114 listed entries within its boundary. Inside a conservation area the permitted development right for a roof enlargement is removed, so a dormer needs a planning application.
About 17 per cent of the borough is covered by green-belt designation, which matters for outlying houses more than for a suburban street. We confirm the route from your address before quoting, so you know early whether the dormer needs an application.
Where the house keeps its rights, the national volume allowance applies: 40 m³ (terrace house) / 50 m³ (any other house) additional roof volume. The dormer must also stay off a roof slope that fronts the road.
How Bexley has decided householder applications
Bexley decided 877 householder applications in its latest published year and granted 94.6 per cent. 99.4 per cent were decided within the statutory period or an agreed extension.
Those figures cover every kind of householder project and say nothing about your roof. A dormer that ignores the rear-facing and set-back tests gives the officer a ready reason to ask for changes, whatever the borough average.
We use the figures to set a realistic timetable. Speed helps when a builder is waiting, but a drawing set that needs a revision still costs time.
Inside a Bexley dormer loft conversion drawing set
The set shows the existing and proposed floor plans, the stair, the dormer in section with its flat-roof build-up, and every elevation. It comes with location and block plans for the application.
The stair is drawn to the loft rule in the building regulations: Loft conversions where 2.0 m cannot be achieved: 1.9 m at the centre of the stair, 1.8 m at the side (half width). The roof over the dormer is drawn to the insulation target for new elements: New elements in existing dwellings, limiting U-values W/(m²·K): roof 0.15, wall 0.18, floor 0.18, windows 1.4 (or WER Band B), doors 1.4. The thickness of that insulation adds height, so we put it on the section before the dormer height is fixed.
A new storey also needs a protected escape route: New storey above 4.5 m by loft conversion: protect the full escape route with fire-resisting doors (min E 20) and partitions (min REI 30). We show the doors and partitions on the plan so the builder prices them from the start.
The price is £695 including VAT, fixed before you commit. A second MCIAT chartered architectural technologist checks the sheets, and we redraw at no charge if the council asks for changes before approval.

Some Bexley roofs suit rooflights alone: see loft conversion drawings in Bexley. A house with a rear wing may suit the wider form in L-shaped dormer drawings in Bexley. If you are extending on the ground floor too, rear extension drawings in Bexley cover that.
Across the border, the rules change. Compare dormer loft conversion drawings in Bromley and in Greenwich, or go to architectural drawings in Bexley for the full borough picture and the dormer loft conversion drawings hub for the national rules.

Questions
Does Bexley allow a dormer on the front roof slope?
Its design guidance asks for dormers to face the rear. A front dormer would be a planning matter, and it would have to overcome that guidance as well as the national limit on slopes that front a road.
How far back must a Bexley roof extension sit?
The council's guidelines ask for it to be set back from the main wall so it avoids an extra-storey appearance, but give no fixed dimension. We show the set-back in plan and section.
How many conservation areas does Bexley have?
23. A dormer inside one needs planning permission, because the permitted development right for roof enlargements does not apply there.
What do dormer loft conversion drawings cost in Bexley?
From £695 including VAT, fixed up front. Any council fee is paid separately.
